NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED STATE OF GEORGIA, COUNTY OF Glynn Pursuant to a power of sale contained in a certain security deed executed by John Mark Rewis, hereinafter referred to as Grantor, to First Bank Mortgage A Division of First Bank of Georgia recorded in Deed Book 2964, beginning at page 430, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell at the usual place of conducting Sheriff's sales in said county within the legal hours of sale, to the highest bidder on the first Tuesday in September 2015, all property described in said security deed including but not limited to the following described property: All that certain lot, tract or parcel of land situate, lying and being in the City of Brunswick, Glynn County, Georgia, described and identified accord to the map and plan of the Thirty-three Acre Tract made by E.A. Penniman, County Surveyor, recorded in the public records of said County, in Book EE, Page 256, and to the map and the well-known plan of the City as Lot Number Two (2) of the Thirty-three Acre Tract. Said property is also described and identified according to a print of a plat of survey attached to a conveyance recorded in Deed Book 56-H, Page 62, Glynn County, Georgia records and by reference incorporated herein by Southeastern Land Surveyors, Inc., Norman G. Blood, Georgia Registered Land Surveyor Number 2360, dated December 28, 1994, entitled "Survey for Richard A. Cobb". Reference is hereby made to the aforesaid maps and plats and the record thereof for all further purposes of description, identification, metes and bounds, and for all other purposes allowed by law. Being that same property as previously conveyed at that Deed of Gift from John E. Gordon Dykes, dated April 6, 1970, recorded in Deed Book 15-K, Page 289, and Deed of Assent by Executor, dated December 28, 1994, recorded in Deed Book 56-H, Page 059, Glynn County, Georgia Records. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien but not yet due and payable); any matters which might be disclosed by an accurate survey and inspection of the property; any assessments, liens, encumbrances, zoning ordinances, restrictions, and all other matters of record superior to the said Security Deed. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the Security Deed.
