NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY By virtue of the power of sale contained in the Deed to Secure Debt from Suzan E. Kettles ("Grantor") to Security Bank of Bibb Co., dated October 19, 2007, recorded in Deed Book 2328, page 77, Glynn County, Georgia Superior Court Records ("Security Deed"), assigned to The Heritage Bank, given to secure a Home Equity Line of Credit dated October 19, 2007, to Security Bank of Bibb Co., in the original principal amount of $35,000.00, assigned to The Heritage Bank, and other indebtedness, there will be sold by the undersigned at public outcry, during the legal hours of sale before the Courthouse door of Glynn County, Georgia, in Brunswick, Georgia, on the first Tuesday in September, 2015, to the highest and best bidder for cash, the following described property: All of that certain lot, tract or parcel of land situate, lying and being in the 26th G. M. District, Glynn County, Georgia, being shown as ALL OF LOT NUMBER THIRTY-TWO (32), THE LAKES SUBDIVISION, PHASE ONE, on that certain Final Plat for the Lakes Subdivision, Phase One (52.567 acres), dated February 3, 2005, as recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia, in Plat Cabinet 2, Folio 146-A and 146-B. Said plats are by reference incorporated herein and made a part hereof for all purposes of identification and description and for all other purposes. THIS CONVEYANCE IS MADE SUBJECT TO THE FOLLOWING: Lien of current ad valorem property taxes; Those restrictive covenants affecting subject property recorded in Deed Book 1838, Page 252, Glynn County, Georgia records; General utility easements of record affecting the property; Zoning ordinances of Glynn County, Georgia; Rights and reservations set forth on the aforesaid plats of survey. Said property being that property conveyed under deed dated September 4, 2007 from Dennis Girnys to Suzan E. Kettles, recorded in the Office of the Clerk of Superior Court, Glynn County, Georgia in Deed Book 2299, Page 198. SUBJECT TO: Security Deed from Suzan E. Kettles to Mortgage Electronic Registration Systems, Inc. as nominee for Fairfield Financial Services, Inc., dated September 4, 2007, recorded in Deed Book 2299, Page 200, as assigned to Wells Fargo Bank, NA, on May 15, 2012, recorded May 21, 2012, in Deed Book 2999, Page 248, Glynn County, Georgia records. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, non-payment of installments due under the Note. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by said Security Deed, accrued interest and expenses of the sale, including attorney's fees. To the best of the undersigned's knowledge and belief the property is in the possession of Suzan E. Kettles, or her heirs at law, and said property will be sold as her or their property, subject to any outstanding ad valorem taxes, assessments, and liens or interests superior to the Security Deed first set out above. The undersigned will execute a deed to the purchaser at said sale as provided in said Security Deed. The following information is being provided in accordance with OCGA 44-14-162.2.
