STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Walter L. Young to CitiFinancial Services, Inc. in the original principal amount of $52,736.22 dated 09/28/2004, and recorded in Deed Book 1517, page 366, Glynn County records, said Security Deed being last transferred and assigned to CitiFinancial Services LLC in Deed Book 3386, page 469, Glynn County records, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of September, 2015 by Citifinancial Servicing, LLC, as Attorney-in-Fact for Walter L. Young the following described property: All that certain lot, tract or parcel of land situate, lying and being in the County of Glynn, State of Georgia and in the City of Brunswick therein, and designated and described according to the official map and plan of said city of file in the Office of the Clerk of the Commission of the City of Brunswick as New Town Lots Nos. 2458 and 2459, and said lots being described as follows, to wit: beginning at a point on the westerly line of Wolf Street 120 feet north from the intersection of the northern line of K Street with the westerly line of Wolf Street, and from said beginning point running thence northerly along the western line of Wolf Street a distance of sixty (60) feet; thence at right angles to the last described line and in a westerly direction a distance of one hundred fifty nine (159) feet; thence at right angles to the last described line and in a southerly direction a distance of sixty (60) feet; thence at right angles to the last described line and in an easterly direction a distance of one hundred fifty nine (159) feet to the point of beginning. Tax Map Reference: 01- 03589 Being that parcel of land conveyed to Walter L. Young from William M. Farnell by that deed dated 11/22/1955 and recorded 11/23/1955 in Deed Book 7 W, at Page 491 of the Glynn County, GA public registry. Property known as: 2111 Wolfe Street, Brunswick, GA 31520 The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law). The property will be sold as the property of Walter L. Young and Estate of Walter L. Young subject to the following: (1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; (5) unpaid water and sewage bills, that constitute liens against the property, whether due and payable or not yet due and payable; and (6) matters of record superior to the security deed first set out above.
