Notice of Sale Under Power State of Georgia, County of GLYNN. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by HEIDI SCOGIN AND COLIN SCOGIN to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., ("MERS"), AS NOMINEE FOR FAIRFIELD FINANCIAL SERVICES, INC. , dated 02/12/2007, and Recorded on 02/16/2007 as Book No. 2160 and Page No. 087, GLYNN County, Georgia records, as last assigned to U.S. BANK TRUST, N.A., AS TRUSTEE FOR LSF9 MASTER PARTICIPATION TRUST (the Secured Creditor), by assignment, conveying the after-described property to secure a Note of even date in the original principal amount of $121,800.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the GLYNN County Courthouse within the legal hours of sale on the first Tuesday in September, 2015, the following described property: ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE 26TH G.M.D., IN GLYNN COUNTY, GEORGIA, AND BEING A PORTION OF THAT PROPERTY WHICH AT ONE TIME CONSTITUTED THE GLYNCO NAVAL AIR STATION, WHICH LOT IS MORE PARTICULARLY DESCRIBED AND IDENTIFIED ACCORDING TO A PLAT OF SURVEY ENTITLED "WAVELY PINES SUBDIVISION, PHASE ONE", BY GEORGE P. UNDERWOOD, JR., GEORGIA REGISTERED SURVEYOR NO. 1927, DATED AUGUST 27, 1976, AND RECORDED IN THE OFFICE OF THE CLERK OF SUPERIOR COURT OF GLYNN COUNTY, GEORGIA, IN PLAT DRAWER 14, MAP NUMBER 546, AS ALL OF LOT NUMBERED THREE HUNDRED FORTY (340), PHASE ONE (1), WAVELY PINES SUBDIVISION, GLYNN COUNTY, GEORGIA, REFERENCE IS HEREBY MADE TO THE AFORESAID PLAT AND TO THE RECORD THEREOF FOR THE PURPOSE OF MORE PARTICULARLY DESCRIBING AND IDENTIFYING THE LOCATION, METES AND BOUNDS OF THE SUBJECT PROPERTY AND FOR ALL OTHER PURPOSES ALLOWED BY LAW. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt.
