Under and by virtue of the Power of Sale contained in a Security Deed given by Douglas M. Worth and Kellie M. Worth to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated September 16, 2005, and recorded in Deed Book 2823, Page 714, Coweta County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded January 15, 2014 in Book 4051, Page 86-98 in the amount of Two Hundred Fifty-Three Thousand Seven Hundred Fifty and 14/100 ($253,750.14) Coweta County, Georgia Records, as last transferred to Federal National Mortgage Association ("Fannie Mae"), a corporation organized and existing under the laws of the United States of America by assignment recorded on July 9, 2015 in Book 4241 Page 168 in the Office of the Clerk of Superior Court of Coweta County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Ninety-Seven Thousand and 0/100 dollars ($297,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Coweta County, Georgia, within the legal hours of sale on September 1, 2015, the following described property: All that certain tract or parcel of land, containing 3.135 acres, situate, lying and being in Land Lot 32 of the Second Land District of Coweta County, Georgia, as shown on plat of survey for Paul A. Gonwa, dated 3/3/99, made by John R. Christopher, R.L.S., as recorded in Plat Book 68, Page 212, in the Office of the Clerk of the Superior Court of Coweta County, Georgia; to which plat reference is hereby made for a more particular and accurate description of the property conveyed herein. The above-described property is conveyed subject to Declaration of Covenants and Restrictions set forth in Warranty Deed of record at Deed Book 1371, Page 347, Coweta County, Georgia records, and all Amendments thereto.
