NOTICE OF SALE UNDER POWER EMANUEL COUNTY STATE OF GEORGIA By virtue of Power of Sale contained in the Deed to Secure Debt from Oak Crest Investments LLLP dated July 2, 2008, recorded July 15, 2008, in Deed Book 313, Pages 326-329, as renewed in Deed Book 329, Page 211, as modified in Deed Book 384, Pages 286-289, as further modified in Deed Book 345, Pages 503-506, Emanuel County Records; said Deed to Secure Debt being given to secure a Note dated July 2, 2008, totaling the original principal amount of Three Hundred Fifteen Thousand and 00/100 ($315,000.00) Dollars, with interest from date as stated therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Emanuel County, Georgia, within the legal hours of sale on the first Tuesday in September, 2015, the following described property: All that tract or parcel of land situate, lying and being in the 53rd GMD, in the City of Swainsboro, Emanuel County, Georgia, being more particularly described and identified as the whole of Lots 7, 9, 11, 12, 14, 15, 16, 17, 18, 19, 23, 24, 25 & 29 PINELAND ESTATES SUBDIVISION, as shown on a plat of survey prepared by G. William Donaldson, GRLS No. 1970, dated June 21, 2004, revised September 8, 2004 and recorded in Plat Book 20, Page 52E, Emanuel County Superior Court Clerk's records. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. Said property will be sold subject to any outstanding ad valorem taxes, special assessments, unpaid utility bills constituting liens against the property, and all security deeds, liens and encumbrances existing when the above-described security deed was filed for record.
