STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER Under and by virtue of the power of sale contained in a Security Deed from ANGELA S. LATHAM to UNITED COMMUNITY BANK, dated September 29, 2011, recorded October 20, 2011, in Deed Book 2917, Page 58, Glynn County, Georgia records, said Security Deed being given to secure a Note from ANGELA S. LATHAM dated February 8, 2013, in the original principal amount of Seventy One Thousand Two Hundred Three and 76/100 ($71,203.76) Dollars, with interest owed thereon per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Glynn County, Georgia, within the legal hours of sale on the first Tuesday in August, 2015, the following described property: All of that certain lot, tract or parcel of land situate, lying and being in the 1356th G.M. District of Glynn County, Georgia, being described and identified upon a print or plat if survey prepared by James L. Conine, Georgia Registered Land Surveyor No. 1545, dated April 5, 1981, revised March 14, 1985, revised, updated and recertified on October 3, 1993 revised into two parcels on April 12, 2005 and being recorded in the Office of the Clerk of Superior Court in Glynn County, Georgia in Plat Drawer 1, Map No. 113A, as Tract "B" consisting of 22.94 acres, Pennick Road, Glynn County, Georgia. Reference is hereby made to the aforesaid plat and to the record thereof for the purpose of more particularly describing and identifying the location, metes and bounds of the subject property and for all other purposes allowed by law. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, easements, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
