CLASS:007 NOTICE OF SALE UNDER POWER COWETA COUNTY, GEORGIA On March 23, 2004, WARREN B. WILLIAMS delivered to OWENA H. WILLIAMS a certain Security Deed containing a power of sale in order to secure indebtedness therein recited in the original principal amount of $187,000 as shown by the record of same in Deed Book 2456, Pages 44, in the public records of the Clerk of Superior Court, Coweta County, Georgia; conveying the following property to wit: ALL THAT TRACT OR PARCEL OF LAND, situate, lying and being in Land Lot 16 of the 5th Land District of Coweta County, Georgia, and being Lot 105 Eastlake at SummerGrove Subdivision, Phase I, as shown on a plat of survey of Eastlake at SummerGrove Subdivision, Phase I, recorded in Plat Book 73, Pages 77-90, in the office of the Clerk of the Superior Court of Coweta County, Georgia; to which plat reference is hereby made for a more particular and accurate description of the property conveyed herein. This security deed was executed to secure a debt evidenced by a note, and the amount and terms and conditions of the debt are shown in the security deed. The debt secured by this security deed has been and is hereby declared due because of, among possible events, the default or non-payment of monthly installments of said loan, and failure to pay when due property taxes. THEREFORE, according to the terms of this security deed and the applicable law, the undersigned will, after proper advertisement, sell the above-described property to the highest bidder, for cash, on the first Tuesday in August, 2015, during the legal hours of sale before the Courthouse door in Coweta County, Georgia. This property will be sold as the property of Warren B. Williams and the sale will be subject to the following: Any outstanding ad valorem taxes (including taxes which are liens, whether or not due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants and matters of record superior to the security deed first set out above. The proceeds of the sale will be used first for the payment of the debt to the undersigned, including principal, interest, attorney's fees and expenses, and the balance, if any, will be distributed as provided by law. To the knowledge and belief of the undersigned, the property is now in possession of Warren B. Williams. The undersigned will execute a deed to the purchaser as provided in the aforementioned security deed. This law firm is acting as a debt collector and is attempting to collect a debt.
