Take notice that The right to redeem the following described property to wit:
All that tract or parcel of land lying and being in Land Lot 94, of the 7th District, Gwinnett County, Georgia, containing 1.9653 acres (85,608 sf) more or less and being a portion of Tract No. 1, as depicted on that certain map or plat entitled, Final Plat Platting Only of The Promenade at Old Peachtree, recorded in the Office of the Clerk of Superior Court of Gwinnett County, in Plat Book123, Page 20 and being more particularly described as follows: BEGINNING at a 1/2 rebar found at the mitered intersection of the Southerly right-of-way line of State Route No. 124 a/k/a Braselton Hwy (right-of-way varies) and the Northeasterly right-of-way line of Old Peachtree Rd (right-of-way varies) and proceeding thence; running along said mitered intersection, S 21 degrees 35 minutes 18 seconds W a distance of 23.82 feet to a 1/2 rebar found located on said Northeasterly right-of-way line of Old Peachtree Road; thence continuing along said Northeasterly right-of-way line of Old Peachtree Rd, along an arc of a curve to the left of a radius of 666.27 feet an arc distance of 220.24 feet (said arc being subtended by a chord with a bearing of S 42 degrees 11 minutes 37 seconds E a chord distance of 219.24 feet) to a point; thence continuing along said Northeasterly right-of-way line of Old Peachtree Rd, S 51 degrees 21 minutes 36 seconds E a distance of 187.39 feet to a nail found in the asphalt pavement at the corner common to Outparcel No. 1 and Tract No. 2 as herein described and the TRUE POINT OF BEGINNING; thence running and leaving said Northeasterly right-of-way line of Old Peachtree Rd and following the dividing line between Outparcel No. 1 and Tract No. 2, N 38 degrees 38 minutes 19 seconds E a distance of 42.62 feet to a nail set in the asphalt pavement; thence running N 31 degrees 13 minutes 28 seconds W a distance of 41.13 feet to a nail set in the asphalt pavement; thence running N 01 degrees 59 minutes 31 seconds W a distance of 74.49 feet to a nail set in asphalt pavement at the corner common to Outparcel No. 1, Outparcel No. 2 and Tract No. 2; thence running along the line common to Outparcel No. 2, Outparcel No. 3, Outparcel No. 4 and Tract No. 2, N 58 degrees 46 minutes 32 seconds E a distance of 306.46 feet to a nail set in the asphalt pavement at the corner common to Tract No. 1 and Tract No. 2; thence running along the line common to Tract No. 1 and Tract No. 2, S 31 degrees 13 minutes 28 seconds E a distance of 379.00 feet to a 1/2 rebar set; thence running S58 degrees 46 minutes 32 seconds W a distance of 119.49 feet to a 1/2 rebar set; thence running N 31 degrees 13 minutes 28 seconds W a distance of 202.03 feet to a 1/2 rebar set; thence running S 58 degrees 46 minutes 32 seconds W a distance of 245.34 feet to a 1/2 rebar set located on said Northeasterly right-of-way line of Old Peachtree Rd; thence running along said Northeasterly right-of-way of Old Peachtree Rd, N 40 degrees 03 minutes 00 seconds W a distance of 12.34 feet to a point; thence continuing along said Northeasterly right-of-way line of Old Peachtree Rd, N 51 degrees 21 minutes 36 seconds W a distance of 46.83 to a nail found in the asphalt pavement and the TRUE POINT OF BEGINNING. The above Tract or Parcel of land being described as depicted on that certain Map or Plat of Survey entitled, ALTA/ACSM Land Survey for Retail Equity Advisors, LLC & Chicago Title Insurance Company, prepared by Robbins Land Survey, Inc., Kenneth S. Robbins, GRLS No. 2778. Said Map or Plat of Surveys bears the date of September 25, 2009. TOGETHER WITH all rights contained in that certain Declaration of Easements by Gregory H. Stephens, dated February 11, 2008, recorded February 13, 2008, in Deed Book 48634, Page 251, Gwinnett County, Georgia Records. will expire and be forever foreclosed and barred on and after the August 10, 2015.
The tax deed to which this notice relates is dated June 3, 2014, and is recorded in the office of the Clerk of the Superior Court of Gwinnett County, Georgia, in Deed Book 53001, Page 271.
The property may be redeemed at any time before August 10, 2015, by payment of the redemption price as fixed and provided by law to MRE PROPERTIES & INVESTMENTS LLC at the following address: 1355 Terrell Mill Rd, Bldg 1480, Suite 200, Marietta, GA 30067.
