NOTICE OF SALE UNDER POWER GEORGIA, EMANUEL COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Leviticus Eason and Rogerbell Eason as joint tenants to IndyMac Bank, FSB, dated 03/30/2001, recorded in Deed Book 157, Page 568, Emanuel County, Georgia records, as last transferred to OCWEN LOAN SERVICING LLC by assignment recorded or to be recorded in the Emanuel County, Georgia records conveying the after-described property to secure a Note in the original principal amount of Seventy-Four Thousand One Hundred and 00/100 DOLLARS ($74,100.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Emanuel County, Georgia, within the legal hours of sale on the first Tuesday in August 2015, the following described property: All that certain lot or parcel of land, lying and being in the 53rd G.M. District of Emanuel County, Georgia, and being designated as Lot No. 17 in Block A of Bonnie Ogburn Subdivision as shown by plat of survey by Walter K. Maupin, Surveyor, dated March 2, 1970, and recorded in Plat Book 5, page 21, Emanuel County Clerk`s records. Said Lot being bounded as follows: On the north by Lot 16, Block A, said subdivision; on the east by the right of way of Ogburn Drive; on the south by Lot 17, Block A, said subdivision; and on the west by a 10-foot alley separating this lot from Lot 8, Block A, said subdivision. Said property being a portion of Map & Parcel No. 75D-101A and having a property address of 131 Ogburn Drive, Swainsboro, Georgia. THE 1999 Double Wide Bellcrest Mobile Home, Pine Bluff II Series, with a Serial Number of GBHMM-32876-A&B has become permanently affixed to the realty described above and the grantor covenants and agrees that said mobile home has become and will remain a permanent fixture upon the land described herein. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
