CLASS:007 NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COWETA Under and by virtue of the power of sale contained in a Security Deed from ROBERT E. WALKER, SR. to UNITED COMMUNITY BANK, dated September 17, 2007, recorded October 1, 2007, in Deed Book 3257, Page 443, Coweta County, Georgia records, as last modified by Modification of Security Deed dated January 14, 2011, recorded in Deed Book 3643, Page 347, Coweta County, Georgia records, as transferred to SRP 2014-2 FUNDING TRUST recorded in Deed Book 4146, Page 124, Coweta County, Georgia records, said Security Deed being given to secure a Note from ROBERT E. WALKER, SR., dated January 14, 2011, in the original principal amount of Two Hundred Seven Thousand Seven Hundred Sixty Nine and 54/100 ($207,769.54) Dollars, with interest from date at a rate per cent per annum on the unpaid balance until paid; there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Coweta County, Georgia, within the legal hours of sale on the first Tuesday in August, 2015, the following described property: The following real property situate in County of Coweta, and State of Georgia, described as follows: All that tract or parcel of land lying consisting of 7.324 acres and being in Land Lot 100 of the 5th District of Coweta County, Georgia, as shown by Plat of Survey by John R. Christopher, Registered Land Surveyor, for Lema Jean Whitten, dated October 17, 1994 and recorded in Plat Book 58, Page 230, Office of the Clerk of Superior Court, Coweta County, Georgia records, reference to which plat is hereby made for a more particular description of said tract. Also conveyed is a perpetual Easement for Ingress and Egress over, through and across a 20 foot wide existing gravel drive running from the Easterly Right-of-way of Witcher Road to the Westerly line of property conveyed herein as shown on above reference plat, reference to which plat is hereby made for a more particular description of said easement. Property Address: 527 Witcher Road The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
