Notice Of Sale Under Power
State Of Georgia,
County Of Pike.
Notice is hereby given that pursuant to the power of sale contained in a Deed to secure debt executed and delivered on June 28, 2011, by Jeffery S. Chandler and Stephanie Chandler to Reliance Realty 478 Dunn Street, LLC, as Grantee, and recorded in Deed Book 862, Page 128, Pike County Superior Court records, and by virtue of default in payment in indebtedness therein mentioned, which has made the aforesaid power of sale operative and effective, the undersigned, Reliance Realty 478 Dunn Street, LLC, as Attorney in fact for Jeffery S. Chandler and Stephanie Chandler will sell at public outcry before the Courthouse door in Pike County, Georgia, on the first Tuesday in August, 2015, during the legal hours of sale, to the highest bidder for cash, the property described in said Security Deed to-wit:
All that tract or parcel of land containing 2.01 acres, more or less, lying and being in Landlots 223 & 224 of the 9th Land District of Pike County, Georgia, and being more particularly shown and designated as TRACT 1 - 2.01 ACRES according to that certain plat of survey entitled “Survey for David Brisendine, IIIâ€, dated February 26, 2001, prepared by Steve J. Reeves, Georgia Registered Professional Land Surveyor #2765, a copy of which said plat is recorded in Plat Book 18, Page 115, Clerk's Office, Superior Court, Pike County, Georgia, and which said plat, together with the metes, bounds, courses and distances as shown thereon with respect to the said 2.01 acres, is by this reference incorporated herein in aid of this description as fully as if copied at length herein.
Also conveyed with the above described real property is that particular 2002 Fleetwood Home Model #4443 Serial #GAFL134AB74825-SH11.  Said home measures 28X44 and has been permanently attached to the subject property. The titles to the home have been officially retired as evidence by the Certificates of Permanent Location recorded at Deed Book 636, page 185 (A) and Deed Book 636, Page 190 (B), Pike County Superior Court Clerk's Office.
Notice of the initiation of proceedings to exercise the power of sale in the Deed to Secure Debt hereinabove referenced has been given and of grantees intention to collect attorney's fees in connection herewith as required by law.
The note executed on June 28, 2011, by Jeffery S. Chandler and Stephanie Chandler as Grantor, to Reliance Realty 478 Dunn Street, LLC as Grantee, and secured by said Deed to Secure Debt, is now in default and the said Reliance Realty 478 Dunn Street, LLC does so elect that said indebtedness, with principal and interest, become due and payable at once.
The said property shall be sold subject to all outstanding taxes and assessments against said property.
The proceeds from said sale shall be distributed as follows:
(1) to pay the expense of said sale; (2) to pay all indebtedness secured by said Deed to Secure Debt; (3) to pay attorneys fees; and (4) to distribute any excess proceeds as provided by law.
