NOTICE OF SALE UNDER POWER By virtue of the power of sale contained in that certain Deed to Secure Debt from Artis A. Arrington to SUNTRUST BANK, dated August 3, 2011, filed for record June 4, 2012, and recorded in Deed Book 3796, Pages 48-57, Coweta County, Georgia Records, said Deed to Secure Debt having been given to secure a Note dated July 18, 2008, in the original principal sum of One Hundred Sixty Four Thousand Three Hundred Ninety One and 55/100 Dollars ($164,391.55), Subsequently, there was an Assignment of the Deed to Secure Debt from SUNTRUST BANK to VULCAN HOLDINGS, INC. dated October 10, 2014, and filed on April 6, 2015. With interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door at Coweta County, Georgia, within the legal hours of sale on the first Tuesday in July 2015, the following described property: All that certain tract or parcel of land situate, lying and being in Land Lot 225 of the Second Land District of Coweta County, Georgia, and being more particularly described as Tract A containing 15.45 acres as set forth on that certain plat of survey for Artis A. Arrington, Sr. and Linda G. Arrington, said survey being prepared by Hugh Patton & Associates, Inc., dated October 28, 1988, and being of record in Plat Book 45, Page 187, Coweta County, Georgia Records. Reference to said plat is hereby made for a more complete and accurate description of the property herein conveyed. Less and except the following: All that tract or parcel of land lying and being in Land Lot 225 of the 2nd District, Coweta County, Georgia, being Tract A, containing 2.00 acres, as set forth on that plat of survey prepared for Artis A. Arrington, Jr., by Cullen Patton Surveying and Geodetic Services, dated February 15, 2006, as per plat recorded in Plat Book 85, Page 236, Coweta County, Georgia Records. Said plat being incorporated herein and made a part hereof by reference. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. The individual or entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: VULCAN HOLDINGS, INC., 2699 Buford Highway, Buford, Georgia 30578, (770) 945-0676. Please understand that the secured creditor is not required to negotiate, amend, or modify the terms of the mortgage instrument. Said property will be sold as the property of ARTIS A. ARRINGTON. JR, subject to any prior liens, outstanding ad valorem taxes and/or assessments, if any, and all easements and restrictions of record, if any, having priority over this Deed to Secure Debt.
