Sale Under Power Contained In Deed To Secure Debt
Georgia, Pike County:
By virtue of the power and authority contained in a Deed To Secure Debt and under the power of sale contained therein, executed by Linda F. Morris to United Bank, dated August 19, 2008, and of record in Deed Book 765, Page 48, in the Office of the Clerk of the Superior Court of Pike County, Georgia, the undersigned will sell at public outcry to the highest bidder for cash before the courthouse doors in the City of Zebulon, Pike County, Georgia, between the legal hours of sale on the first Tuesday in July, 2015, the following described real estate, to-wit:
All that tract or parcel of land, lying and being in Land Lot 236 of the 8th Land District of Pike County, Georgia, containing 5 acres, and being more particularly shown on a plat of survey entitled “Survey for Lloyd J. Sikesâ€, prepared by J. Wayne Proctor, Registered Land Surveyor #1328, dated June 24, 1976, and recorded in Plat Book 4, Page 253, Clerk's Office, Superior Court, Pike County, Georgia. Said plat along with the metes, bounds, and measurements shown thereon, is incorporated herein by reference for a more detailed description of this property.Â
All that lot, tract or parcel of land, situate, lying and being in Land Lot 236 of the 8th Land District of Pike County, Georgia, consisting of 4 acres, more or less, and being more particularly described as follows: Beginning at a point on the western right of way line of Olive Road in said County, which said point is located at the southeastern corner of the five acre tract hereinbefore described, as shown on a plat of survey recorded in Plat Book 4, Page 253, Pike County records, and from said point running in a southerly direction along the west right-of-way line of said Oliver Road a distance of 413 feet to a point; thence running in a westerly along a fence a distance of 449 feet to an iron pin; running thence northerly along the east property line of property belonging to Dunn a distance of 358.2 to an iron pin; running thence south 71 degrees 41 minutes east a distance of 488.5 feet to the point of beginning.
The indebtedness secured by said Deed To Secure Debt having become in default, said real estate will be sold as the property of Linda F. Morris or her successor in interest subject to any and all unpaid taxes and assessments, and other restrictions and easements of record, if any, and the proceeds of such sale will be applied to the payment of the principal and interest of said indebtedness, and the cost of this proceeding, including attorneys' fees, and the balance, if any, shall be paid over to the party or parties entitled thereto.  Â
