NOTICE OF PUBLIC HEARING
ANNEXATION CASE: AX-15-001

Notice is hereby given to the Public that Buford Church of Christ, Inc has filed an application with the City of Sugar Hill, Georgia requesting that the following described property be annexed into the Corporate Limits of the City of Sugar Hill, Georgia.
All that Tract or Parcel of Land lying and being in Land Lots 231 and 257 of the 7th District, Gwinnett County, State of Georgia, containing 7.5877 acres (330,522 square feet), more or less, and being more particularly described as follows:
BEGINNING at a 1/2 rebar found located on the Southeasterly right-of-way line of Chatham Road (60 foot right-of-way), said rebar being located 149.75 feet Northeasterly from the intersection of said right-of-way line of Chatham Road with the Northeasterly right-of-way line of Chatham View Drive (50 foot right-of-way); thence running along said right-of-way line of Chatham Road, North 69 degrees 42 minutes 18 seconds East 334.91 feet to a 5/8 rebar set at the intersection of said right-of-way of Chatham Road and the Southwesterly right-of-way line of an Unnamed Road (unimproved 20 foot right-of-way); thence leaving said right-of-way line of Chatham Road and following said Southwesterly right-of-way of an Unnamed Road, South 32 degrees 47 minutes 10 seconds East a distance of 210.95 feet to a 1-1/4 square rod found located on the Land Lot ]ine in common to Land Lots 231 and 257, aforesaid District, said square rod also the terminus of said Unnamed Road; thence running along the line in common with recorded Plat Book 69, Page 89 and Plat Book 65, Page 80, South 32 degrees 38 minutes 59 seconds East a distance of 597.73 feet to a 1 open top pipe found; thence running along the line in common to Lands now or formerly of Landstar Corporation {recorded in Deed Book 10999, Page 14) and the line in common with Plat Book 65, Page 80, South 61 degrees 33 minutes 44 seconds West a distance of 414.83 feet to a leaning 1-114 square rod found at the base of a pine tree; thence running along the line in common with Plat Book 65, Page 80, North 32 degrees 3532 West a distance of 492.88 feet to a l open top pipe found; thence continuing along the line in common with Plat Book 65, Page 80, North 19 degrees 10 minutes 19 seconds West a distance of 367.10 feet to a 112 rebar found located on the Southeasterly right-of-way line of Chatham Road and the POINT OFBEGINNING.
The above Tract or Parcel of Land being described as depicted on that certain Map or Plat of Survey entitled, ALTA I ACSM Land Title Survey for Buford Church of Christ, Inc., IronStone Bank & Stewart Title Guaranty Company, prepared by Robbins Land Surveying, Inc., Kenneth S. Robbins, Georgia Registered Professional Land Surveyor No. 2778. Said Map or Plat bears the date of April 18, 2010.
The application requests that the property be zoned Office and Institutional District (OI). The property presently is zoned R-75 in Gwinnett County. The Sugar Hill City Council will consider whether or not to annex the property, and if annexed, what zoning classification to place on the property annexed. The Mayor and City Council has authority to zone the property as requested or place such other zoning classification on the property as they deem appropriate, constitutional, and in the best interest of the citizens of Sugar Hill. A public hearing on the proposed annexation and zoning has been scheduled for The Planning Commission on Monday, June 15, 2015 at 7:00 p.m. in the Sugar Hill City Hall Council Chambers, located at 5039 West Broad Street. The Mayor and City Council may/will discuss the details of the Annexation and Zoning request on Monday, July 6, 2015 at 7:00 p.m. in the City Hall Community Room. A public hearing on the proposed annexation and zoning with the Mayor and City Council has been scheduled for Monday, July 13, 2015 at 7:30 p.m. in the Sugar Hill City Council Chambers, at 5039 West Broad Street, Sugar Hill, Georgia. The case file may be viewed by any interested party at the Department of Planning and Development from Monday through Friday, from 8:30 a.m. to 4:30 p.m.
