NOTICE OF SALE UNDER POWER GEORGIA, GLYNN COUNTY By virtue of the power of sale contained in the Deed to Secure Debt ("Security Deed") from Ricardo A. Carrasquillo and Vonda S. Carrasquillo to American Banking Company dba Ameris dated March 24, 2006, recorded in Deed Book 1906, page 320, re-recorded in Deed Book 3147, page 259, and modified on March 24, 2009, by instrument recorded in Deed Book 2566, page 268, Glynn County, Georgia Superior Court records, securing a note dated March 24, 2009, in the original principal amount of $33,413.48, there will be sold by the undersigned at public outcry, during the legal hours of sale before the Courthouse door of Glynn County, Georgia, on the first Tuesday in July, 2015, to the highest and best bidder for cash, the following described property: All of that certain lot, tract or parcel of land situate, lying and being in the 1356th G.M. District, Glynn County, Georgia, in that area known as Oak Grove Island, which is described and identified according to that certain plat of survey entitled "OAK GROVE ISLAND PLANTATION - PHASE ONE", by Ralph E. Lackey, Georgia Registered Surveyor No. 1635, dated November 11, 1987, revised December 3, 1987, said plat consisting of two sheets and being recorded in the public records of Glynn County, Georgia, at Plat Drawer No. 20, Maps No. 108A and 108B, as ALL OF LOT NUMBER FOUR (4) OF BLOCK LETTERED "A" of said PHASE ONE of said OAK GROVE ISLAND PLANTATION SUBDIVISION. Reference is hereby made to said plat and to the record thereof for further purposes of description and identification of said real property and for all other purposes. The debt secured by said Security Deed has matured and has not been paid. The indebtedness remaining in default, the sale will be made for the purpose of applying proceeds thereof to the payment of the indebtedness secured by said Security Deed, accrued interest and expenses of the sale, including attorney's fees. To the best of the undersigned's knowledge and belief the property is in the possession of Ricardo A. Carrasquillo and/or Vonda S. Carrasquillo and said property will be sold as their property subject to any outstanding ad valorem taxes, assessments, and liens or interests superior to the Security Deed first set out above. The undersigned will execute a deed to the purchaser at said sale as provided in said Security Deed.
