NOTICE OF SALE UNDER POWER GEORGIA, COLUMBIA COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Maurice Williams and Kim Williams to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR NOVASTAR MORTGAGE, INC., dated 12/29/2006, recorded in Deed Book 5843, Page 135, Columbia County, Georgia records, as last transferred to Deutsche Bank National Trust Company, as Trustee for NovaStar Mortgage Funding Trust, Series 2007-1 NovaStar Home Equity Loan Asset-Backed Certificates, Series 2007-1 by assignment recorded or to be recorded in the Columbia County, Georgia records conveying the after-described property to secure a Note in the original principal amount of One Hundred Twenty Thousand and 00/100 DOLLARS ($120,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Columbia County, Georgia, within the legal hours of sale on the first Tuesday in July 2015, the following described property: THE FOLLOWING DESCRIBED PROPERTY, TO-WIT: ALL THAT CERTAIN PROPERTY SITUATED AND BEING IN THE VILLAGE OF GROVETOWN, IN COLUMBIA COUNTY, GEORGIA, HAVING A FRONTAGE OF 80 FEET ON THE NORTH SIDE OF BUCK AVENUE, AND EXTENDING BACK BETWEEN SLIGHTLY CONVERGING LINES A DISTANCE OF 144.78 FEET ON ITS WESTERN BOUNDARY AND A DISTANCE OF 140.64 FEET ON ITS EASTERN BOUNDARY, WITH A REAR WIDTH OF 70 FEET, AND BEING KNOWN AND DESIGNATED AS LOT NO. 2 IN BLOCK D, OF MAGNOLIA VILLA SUBDIVISION, AS SHOWN ON A PLAT PREPARED BY BESSON AND POPE, CONSULTING ENGINEERS, RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA, IN PLAT BOOK 7, PAGE 131, REFERENCE IS HEREBY MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS, DISTANCES COURSES AND LOCATION OF SAID LOT. COMMONLY KNOWN AS 104 BUCK AVENUE GROVETOWN, GA 30813 HOWEVER, BY SHOWING THIS ADDRESS NO ADDITIONAL COVERAGE IS PROVIDED. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
