STATE OF GEORGIA COUNTY OF GLYNN NOTICE OF SALE UNDER POWER IN DEED TO SECURE DEBT Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Stephanie R. Harris to Mortgage Electronic Registration Systems, Inc. as nominee for Primary Capital Advisors, LC, its successors and assigns, in the original principal amount of $175,941.00 dated 07/10/2008, and recorded in Deed Book 2462, page 437, Glynn County records, said Security Deed being last transferred and assigned to CitiMortgage, Inc. in Deed Book 3169, page 342, Glynn County records, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of July, 2015 by CitiMortgage, Inc., as Attorney-in-Fact for Stephanie R. Harris the following described property: All that certain tract, lot or parcel of land situate, lying and being in Glynn County, Georgia, and in that subdivision known as Glyndale Subdivision, Section `D` Addition Two, which is identified and described according to the map of said subdivision dated February 14, 1953, made by Atwood M. Freeman, Registered Surveyor, of record in the Clerk`s Office of Glynn Superior Court in the Plat File (to which reference is hereby made for all purposes) and which map and plat above referred to is amended by that certain re-survey of Glyndale Subdivision, Section "D", Additions One and Two, made by said Atwood M. Freeman, dated June 14, 1956, (to which reference is hereby made for all purposes); the said tract, lot or parcel of land hereby conveyed being all of Lot Number Forty-Seven, as described on said maps and being more particularly described as follows to-wit: commencing at the intersection of the Northern line of Glyndale Circle with the Western line of Howard Drive (which point is the southeastern corner of lot number sixty one shown on said map dated February 14, 1953, referred to above), and from said point running thence South 58 degrees 18 minutes West along the Northern line of Glyndale Circle for a distance of 725.37 feet; thence running South 3 degrees 14 minutes West along the western line of Glyndale Circle for a distance of 1134.55 feet to the northeastern corner of lot number forty-seven (47) hereby conveyed which is the beginning point, and from said beginning point running thence South 3 degrees 14 minutes West along the western line of Glyndale Circle for a distance of 182.9 feet to the northern line of lot number twenty-two (22) in said subdivision; thence running South 58 degrees 18 minutes West along the line which divides lot number twenty-two (22) from lot number forty-seven (47) in said subdivision for a distance of 519.5 feet to the edge of the marsh; thence continuing on the same course of South 58 degrees 18 minutes West for a distance of 200 feet; more or less, to the Northern line of lot number nineteen (19) in said subdivision; returning to the beginning point and from said beginning point running thence South 58 degrees 18 minutes West along the line which divides lot number forty-seven (47) from lot number forty-eight (48) in said subdivision for a distance of 500 feet, more or less, in the edge of the marsh; and continuing on said course of South 58 degrees 18 minutes West for a distance of 450 feet, more or less, to the Northern line of lot number nineteen (19) in said subdivision; thence running South 73 degrees 30 minutes East for a distance of 200 feet, more or less, to the point where the line dividing lot number twenty-two (22) from lot number forty-seven (47) intersects the Northern line of lot number nineteen (19) in said subdivision. LESS AND EXCEPT All that certain lot, tract or parcel of land situate, lying and being in Georgia Militia Distrcit 1356, Glynn County, Georgia, and further described as follows: Beginning at a point located 86.2 feet right of and opposite Station 126+73.7 on the survey center line of Georgia Highway Project I-95-1 (9), said point of beginning being the western most property corner of the lands of the condemnees; thence, northeasterly along the southeast property line of lands now or formerly owned by K.T. Lemmond, a distance of 375.3 feet to a point located 200.00 feet right of an opposite survey center line Station 130+35.2; thence southwesterly along a line located 200.00 feet right of and parallel to said survey center line to its intersection with the northeast property line of land now or formerly owned by Bernard Nightingale at a point located 200.0 feet right of and opposite Station 127+23.8; thence, northwesterly along said property line a distance of 124.5 feet back to the point of beginning. This being all of the land conveyed to the State Highway Department of Georgia in that certain judgment recorded in Deed Book 15-O, Page 124, Glynn County, Georgia records. Property known as: 172 Glyndale Circle, Brunswick, GA 31520 The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law). The property will be sold as the property of Stephanie R. Harris subject to the following: (1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; (5) unpaid water and sewage bills, that constitute liens against the property, whether due and payable or not yet due and payable; and (6) matters of record superior to the security deed first set out above.
