Notice of Sale Under Power State of Georgia, County of GLYNN Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by JAMES BRISTOL, JR. to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. ("MERS") AS NOMINEE FOR FIRST BANK MORTGAGE A DIVISION OF FIRST BANK OF GEORGIA , dated 05/19/2010, and Recorded on 05/24/2010 as Book No. 2721 and Page No. 82-92, GLYNN County, Georgia records, as last assigned to JPMORGAN CHASE BANK, NATIONAL ASSOCIATION (the Secured Creditor), by assignment, conveying the after-described property to secure a Note of even date in the original principal amount of $96,662.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the GLYNN County Courthouse within the legal hours of sale on the first Tuesday in July, 2015, the following described property: ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND SITUATE, LYING AND BEING IN THE CITY OF BRUNSWICK, GLYNN COUNTY, GEORGIA, AND IN THAT CERTAIN SUBDIVISION KNOWN AS MAGNOLIA PARK SUBDIVISION, ACCORDING TO A CERTAIN MAP AND PLAT OF SAID SUBDIVISION MADE BY J. H. RINGELING, REGISTERED ENGINEER NO.751, REVISED APRIL 11, 1960, AS ALL OF LOT SIX (6), BLOCK A, MAGNOLIA PARK SUBDIVISION, MORE PARTICULARLY DESCRIBED AS FOLLOWS, TO-WIT: BEGINNING AT A POINT ON THE SOUTHERLY LINE OF PEACHTREE STREET A DISTANCE OF 398.8 FEET FROM THE INTERSECTION OF THE SOUTHERLY LINE OF PEACHTREE STREET AND THE EASTERLY LINE OF HABERSHAM AVENUE AS MEASURED IN AN EASTERLY DIRECTION ALONG THE SOUTHERLY LINE PEACHTREE STREET; THENCE TURNING AND RUNNING SOUTH 03 DEGREES 09 MINUTES WEST FOR A DISTANCE OF 130 FEET TO A POINT; THENCE TURNING AND RUNNING SOUTH 86 DEGREES 51 MINUTES EAST FOR A DISTANCE OF 75 FEET TO A POINT; THENCE TURNING AND RUNNING NORTH 03 DEGREES 09 MINUTES EAST A DISTANCE OF 130 FEET TO A POINT ON THE SOUTHERLY LINE OF PEACHTREE STREET; THENCE TURNING AND RUNNING NORTH 86 DEGREES 51 MINUTES WEST ALONG THE SOUTHERLY LINE OF PEACHTREE STREET A DISTANCE OF 75 FEET TO THE PLAT OR POINT OF BEGINNING. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. Because the debt remains in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
