CLASS:007 NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COWETA Under and by virtue of the Power of Sale contained in a Security Deed from JAMES G. TIPPENS, a married person, ("Grantor") to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., dated October 6, 2008, recorded in Deed Book 3392, Page 618, Coweta County, Georgia Records, as assigned to REGIONS BANK DBA REGIONS MORTGAGE, by Corporate Assignment of Security Deed dated January 16, 2015, and recorded in Deed Book 4175, Page 148, aforesaid Records, as assigned by REGIONS BANK DBA REGIONS MORTGAGE to PROPANE INVESTMENT GROUP, LLC by Corporate Assignment of Security Deed dated January 21, 2015, to be recorded prior to the subject foreclosure sale (the "Security Deed"), conveying the after-described property to secure a promissory note in the original principal amount of ONE HUNDRED FIFTY-SEVEN THOUSAND TWO HUNDRED AND 00/100 DOLLARS ($157,200.00), (as modified, renewed or extended, the “Note”), with interest thereon as provided for therein and together with any renewal, extension, modification of any part or all of said indebtedness, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Coweta County, Georgia within the legal hours of sale on the first Tuesday in July, 2015, the following described property: All THAT TRACT OR PARCEL OF LAND lying and being in Land Lot 118 of the 5th District, Coweta County, Georgia, being shown as 2.620 acres on a plat of survey prepared by John R. Christopher, Registered Land Surveyor, as filed for record in Plat Book 54, Page 216, Coweta County, Georgia, Records, which plat is incorporated hereby by this reference and made a part hereof. TOGETHER WITH all improvements now or hereafter erected on the property and all easement, appurtenances and fixtures now or hereafter a part of the property. The indebtedness secured by said Security Deed has been and is hereby declared due and payable in full because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The indebtedness remaining in default, the sale will be made for the purpose of paying the same and all expenses of the sale, as provided in the Security Deed and by law. Said property will be sold subject to the following items which may affect the title to said property: all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; any outstanding taxes, including but not limited to ad valorem taxes, which constitute liens upon said property; assessments; all outstanding bills for public utilities which constitute liens upon said property; all restrictive covenants, easements, rights-of-way; possible redemptive rights of the Internal Revenue Service, if any; the rights of tenants in possession, if any, and any other matters of record superior to said Security Deed.
