NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from Melissa B. Lynch to KPA, Inc., A Georgia Corporation, dated January 6, 2006, recorded in Deed Book 1044, Pages 1788-1791, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated January 6, 2006 in the original principal sum of Fifteen Thousand and 00/100 ($15,000.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in June, 2015, the property described in said Deed to Secure Debt, to wit: All that parcel of land, situate, lying, and being in the 1285th G.M.D., Richmond County, Georgia, containing 1.21 acres, more or less, and being known and designated as Lot 15, Block B, Section I, Kristin Landing Subdivision, as shown on a plat thereof prepared by Robert L. Herrington, Jr., Reg. Land Surveyor, which plat is of record in the Office of the Superior Court Clerk for Richmond County, Georgia in Plat Reel 281, Pages 2363-2374; reference being made to said plat for a more complete and accurate description of said property. Said property is commonly known as 1525 Keron Way, Hephzibah, Georgia 30815. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes. Said property will be sold as the property of Melissa B. Lynch, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Melissa B. Lynch, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
