Notice of Sale Under Power. State of Georgia, County of RICHMOND. Under and by virtue of the Power of Sale contained in a Deed to Secure Debt given by INEZ VALERIE SANFORD AND MARVIN SANFORD to CENTEX HOME EQUITY CORPORATION , dated 03/08/2001, and Recorded on 04/18/2001 as Book No. 00725 and Page No. 2283, RICHMOND County, Georgia records, as last assigned to THE BANK OF NEW YORK MELLON F/K/A THE BANK OF NEW YORK, SUCCESSOR TO JPMORGAN CHASE BANK, N.A., F/K/A BANK ONE NATIONAL ASSOCIATION, AS TRUSTEE FOR CENTEX HOME EQUITY LOAN TRUST 2001 B (the Secured Creditor), by assignment, conveying the after described property to secure a Note of even date in the original principal amount of $62,427.57, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash at the RICHMOND County Courthouse within the legal hours of sale on the first Tuesday in June, 2015, the following described property: ALL THAT LOT OR PARCEL OF LAND WITH IMPROVEMENTS THEREON, SITUATE, LYING AND BEING IN THE STATE OF GEORGIA, COUNTY OF RICHMOND, BEING KNOWN AND DESIGNATED AS LOT 27, BLOCK D, SPANISH TRACE SUBDIVISION, AS SHOWN ON A PLAT PREPARED FOR BRUSH & COLLIER BUILDERS, INC., DATED DECEMBER 1, 1972, BY BILLY B. BEAZLEY, P.E., AND RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF RICHMOND COUNTY, GEORGIA, IN REALTY REEL 17, PAGES 1469 1480; REFERENCE BEING MADE TO SAID PLAT FOR A MORE COMPLETE AND ACCURATE DESCRIPTION AS TO THE METES, BOUNDS AND LOCATION OF SAID PROPERTY. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. Because the debt remains in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
