NOTICE OF SALE UNDER POWER STATE OF GEORGIA COUNTY OF COLUMBIA Under and by virtue of the power of sale contained with that certain Security Deed dated September 1, 1993, from Blanche Beverly Smith to Tucker Federal Savings and Loan Association d/b/a Prime Lending, recorded on September 9, 1993 in Deed Book 1282 at Page 84, re-recorded in Deed Book 1347, at Page 187, as modified by Agreement, recorded in Deed Book 2572, at Page 322Columbia County, Georgia Records, having been last sold, assigned, transferred and conveyed to Secretary Of Veterans Affairs Of Washington D.C. by Assignment and said Security Deed having been given to secure a note dated September 11, 1993, in the amount of $95,073.00, having a modified loan amount of $98,555.34, said note and modification thereof being in default, the undersigned will sell at public outcry during the legal hours of sale before the door of the courthouse of Columbia County, Georgia, on June 2, 2015, the following described real property (hereinafter referred to as the Property): ALL THAT LOT OR PARCEL OF LAND, WITH IMPROVEMENTS THEREON, SITUATE. LYING AND BEING IN COLUMBIA COUNTY, GEORGIA, IN A SUBDIVISION KNOWN AS KENSINGTON, HAVING A FRONTAGE FOLLOWING THE CURVE OF A CUL-DE-SAC ON THE NORTHEAST SIDE OF LISA COURT OF A TOTAL OF 92.53 FEET AND EXTENDING BACK BETWEEN DIVERGING LINES A DISTANCE OF 146.39 FEET ON ITS NORTHWESTERN BOUNDARY AND A DISTANCE OF 137.21 FEET ON ITS SOUTHEASTERN BOUNDARY, WITH A REAR BOUNDARY MADE UP OF THE SEGMENTS OF TWO LINES, THE NORTHERNMOST SEGMENT BEING 56.00 FEET IN LENGTH AND THE EASTERNMOST SEGMENT BEING 79.91 FEET IN LENGTH AND BEING KNOWN AND DESIGNATED AS LOT 31 IN BLOCK B AS SHOWN ON A PLAT OF SAID SUBDIVISION WHICH IS RECORDED IN THE OFFICE OF THE CLERK OF THE SUPERIOR COURT OF COLUMBIA COUNTY, GEORGIA IN PC-A SLIDE 130 #4 REFERENCE BEING HEREBY MADE TO SAID PLAT FOR A MORE ACCURATE DESCRIPTION OF THE METES, BOUNDS AND LOCATION. The debt secured by the Security Deed and evidenced by the Note and has been, and is hereby, declared due and payable because of, among other possible events of default, failure to make the payments as required by the terms of the Note. The debt remaining is in default and this sale will be made for the purposes of paying the Security Deed, accrued interest, and all expenses of the sale, including attorneys' fees. Notice of intention to collect attorneys' fees has been given as provided by law. To the best of the undersigned's knowledge, the person(s) in possession of the property is/are Blanche Beverly Smith. The property, being commonly known as 125 LISA CT, MARTINEZ, GA 30907 in Columbia County, will be sold as the property of Blanche Beverly Smith, subject to any outstanding ad valorem taxes (including taxes which are a lien and not yet due and payable), any matters affecting title to the property which would be disclosed by accurate survey and inspection thereof, and all assessments, liens, encumbrances, restrictions, covenants, and matters of record to the Security Deed.
