NOTICE OF FORECLOSURE Under power of sale contained in the Deed to Secure Debt and Security Agreement (the "Deed to Secure Debt") from TODD H. RIDLEY to THE COASTAL BANK OF GEORGIA, dated December 22, 2004 in the original principal amount of $986,700.00, and recorded in Deed Book 1577, Page 226, in the Office of the Clerk of Superior Court of Glynn County, Georgia, as modified by that instrument dated November 19, 2007 and recorded in Deed Book 2342, Page 14, and by that instrument dated April 8, 2010 and recorded in Deed Book 2719, Page 335, aforesaid records (hereinafter the "Security Deed"), as said Security Deed was transferred and assigned to Crimson Portfolio, LLC by that certain Assignment of Security Instrument dated December 10, 2012 and recorded in Deed Book 3123, Page 4, aforesaid records, and default having been made in payment of the indebtedness secured thereby, the undersigned will sell at public outcry before the Courthouse doors in Glynn County, Georgia, on the first Tuesday in June, 2015, being June 2, 2015, between the legal hours of sale, to the highest bidder for cash, all of the right, title, and interest, including the equity of redemption of said TODD H. RIDLEY, together with all buildings and improvements existing thereon, if any, and all fixtures, furnishings, and equipment now attached thereto, if any, and intended for use in connection with the occupancy of any buildings, including, but not limited to, plumbing, light fixtures, space heating equipment, air conditioning equipment, hot water heaters, built-in units, awnings and shrubbery, all of which shall be deemed to be fixtures and part of the following property, to-wit: ALL THAT CERTAIN LOT, TRACT OR PARCEL OF LAND situate, lying and being on St. Simons Island, in Glynn County, Georgia as described on that certain plat of survey prepared by Robert N. Shupe, Georgia Registered Land Surveyor No. 2224, entitled "FINAL PLAT FOR: FREDERICA TOWNSHIP (PHASE II)" dated August 23, 2004, recorded in the Office of the Clerk of Superior Court of Glynn County, Georgia in Plat Cabinet 2, Page 25, as ALL OF LOT NUMBER ONE HUNDRED FIFTEEN (115), FREDERICA TOWNSHIP (PHASE II). Reference is hereby made to said plat and to the record thereof for all further purposes of description and location. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Deed to Secure Debt. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law. Notice is being given of the intention to enforce provisions for collection of reasonable attorney's fees pursuant to the terms of the Note and Deed to Secure Debt. The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; (2) final confirmation and audit of the status of the loan with the holder of the Deed to Secure Debt; and (3) to any unpaid taxes, assessments, easements, protective covenants or restrictions, liens, and other superior matters of record, if any, which may affect said property. To the best knowledge and belief of the undersigned, the entities or individuals that may be in possession of the above-described property include Todd H. Ridley. The entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Crimson Portfolio, LLC, c/o Sabal Financial Corp, 4675 MacArthur Court, 15th Floor, Newport Beach, CA 92660.
