NOTICE OF SALE UNDER POWER CONTAINED IN SECURITY DEED STATE OF GEORGIA, COUNTY OF Columbia Pursuant to a power of sale contained in a certain security deed executed by Teresa J. Hutton, hereinafter referred to as Grantor, to Mortgage Electronic Registration Systems, Inc., as nominee for First Horizon Home Loan Corporation recorded in Deed Book 6007, beginning at page 278, and Modified in Deed Book 6961, Page 246, of the deed records of the Clerk of the Superior Court of the aforesaid state and county, and by virtue of a default under the terms of said security deed, and the related note, the undersigned attorney-in-fact for the aforesaid Grantor (which attorney-in-fact is the present holder of said security deed and note secured thereby) will sell before the door of the courthouse in said county within the legal hours of sale, for cash, to the highest bidder on the first Tuesday in June 2015, all property described in said security deed including but not limited to the following described property: All that lot or parcel of land, with improvements thereon, situate, lying and being in the State of Georgia, County of Columbia, being shown and designated as Lot 3-B, Phase V-A, Ashwood Landing at Ivy Falls Plantation as shown on a plat prepared by George L. Godman & Associates, dated November 1, 2005 and recorded in the Office of the Clerk of Superior Court of Columbia County, Georgia, in Plat Cabinet E, Slide 172 #1. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds, courses, distances and location of said property. 305 NIAGRA FALLS COURT, GROVETOWN, GA 30813 Tax Id No. 61-1012 Said property will be sold on an as-is basis without any representation, warranty or recourse against the above-named or the undersigned.
