gpn11 GEORGIA, COLQUITT COUNTY. BECAUSE OF DEFAULT in the payment of the loan made by John R. O'Neil and Bonnie L. O'Neil to Tyler E. Sellers and Julia Kay Sellers secured by a deed to secure debt dated December 3, 2010, and recorded December 6, 2010, in Deed Book 1092, Page 499, in the office of the Clerk of Superior Court of Colquitt County, Georgia, the undersigned, the owner and holder of said security deed, under the power of sale contained in said security deed for the purpose of paying said indebtedness, will on the first Tuesday in June, 2015, during the legal hours of sale, at the courthouse door in said County, sell at public outcry to the highest bidder for cash the lands described in said security deed, to-wit: One acre in Land Lot 158 of the 9th Land District of Colquitt County, Georgia, being shown on that plat of survey prepared by Derrell Hampton, GRLS No. 2161, dated July 7, 1999, entitled Survey for JOHN R. O'NEIL SR. & BONNIE L. O'NEIL said plat being recorded in Plat Book 42, Page 115A, Colquitt County records, and being more particularly described as follows: COMMENCE at the intersection of the centerline of Nugent Road (County Graded road) with the East line of Land Lot 158; thence run North 89 degrees 42 minutes 26 seconds West along the centerline of Nugent Road a distance of 401.84 feet to the POINT OF BEGINNING; thence leaving the centerline of Nugent Road, run South 00 degrees 17 minutes 34 seconds West a distance of 253.90 feet to a point; thence run North 89 degrees 42 minutes 26 seconds West a distance of 193.12 feet to a point; thence run North 09 degrees 55 minutes 56 seconds East a distance of 257.54 feet to a point in the centerline of Nugent Road; thence run South 89 degrees 42 minutes 26 seconds East a distance of 150.00 feet to the point of beginning. The entity that has full authority to negotiate, amend and modify all terms of the mortgage with the debtor is: John R. O'Neil and Bonnie L. O'Neil, 125 Edmondson Road, Lot 17, Moultrie, GA 31788; 229-454-0397. Please understand that the secured creditors are not required by law to negotiate, amend or modify the terms of the mortgage instrument.
