gpn11 Legal 99 Sale Under Power Contained In Deed To Secure Debt Georgia, Pike County: By virtue of the power and authority contained in a Deed To Secure Debt and under the power of sale contained therein, executed by Deborah A. Smith To United Bank, dated May 8, 2000, and of record in Deed Book 288, Page 26, in the Office of the Clerk of the Superior Court of Pike County, Georgia, as modified by Modification Agreement to Deed to Secure Debt dated March 5, 2005, of record in Deed Book 573, Page 270, said Clerk's Office, the undersigned will sell at public outcry to the highest bidder for cash before the courthouse doors in the City of Zebulon, Pike County, Georgia, between the legal hours of sale on the first Tuesday in June, 2015, the following described real estate, to-wit: All that tract or parcel of land, containing 4 acres, more or less, together with all improvements thereon, lying and being in Land Lot 94 of the 9th Land District of Pike County, Georgia, and bounded now or formerly as follows: North by Carey Bankston; East by William E. And Ramona B. McWilliams; South by the right of way of Georgia State Highway 109; and West by Gene L. Patterson, and being a portion of the 21 acre tract conveyed by deed of Lester F. Elliott and J. Herbert Elliott, dated August 21, 1959, and recorded in Deed Book 34, Page 16, Pike County, Georgia records. The indebtedness secured by said Deed To Secure Debt having become in default, said real estate will be sold as the property of Deborah A. Smith subject to any and all unpaid taxes and assessments, and other restrictions and easements of record, if any, and the proceeds of such sale will be applied to the payment of the principal and interest of said indebtedness, and the cost of this proceeding, including attorneys' fees, and the balance, if any, shall be paid over to the party or parties entitled thereto.
