Under and by virtue of the Power of Sale contained in a Security Deed given by Douglas Huddleston and Blanche Huddleston to Mortgage Electronic Registration Systems, Inc. as nominee for Castle Point Mortgage, Inc., dated May 23, 2008, and recorded in Deed Book 756, Page 24-40, Pike County, Georgia Records, as last transferred to Federal National Mortgage Association (“Fannie Maeâ€), a corporation organized and existing under the laws of the United States of America by assignment recorded on February 20, 2014 in Book 957 Page 278 in the Office of the Clerk of Superior Court of Pike County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Seventy Thousand and 0/100 dollars ($270,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Pike County, Georgia, within the legal hours of sale on June 2, 2015, the following described property:
All that tract or parcel of land containing 10.06 Acres, more or less, lying and being in Land Lot 59 and 60 of the 9th District of Pike County, Georgia, and being more particularly shown and designated as Tract “A†– 10.06 Acres according to that certain plat of survey entitled “Property Survey for Gwyn Kingâ€, dated March 27, 2000, prepared by Steve J. Reeves, Georgia registered Professional Land Surveyor, a copy of which said plat is recorded in Plat Book 17, Page 27, Clerk's Office Superior Court, Pike County, Georgia, and which said plat, together with the Metes, Bounds, Courses and Distances as shown thereon with respect to the said 10.06 acres, is by this reference incorporated herein in aid of this description as fully as if copied at Length herein. Parcel: 059-062 H
The improvements thereon being known as 270 Wallie Road Molena, GA 30258.
Being the same lot of ground described in deed dated 09-14-2004 by and between Marvin G. King unto Douglas Huddleston and Blanche Huddleston and recorded 09-21-2004 among the Land records of Pike County, GA in Book 543, Page 89.
The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given)

Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
To the best knowledge and belief of the undersigned, the party in possession of the property is Douglas Huddleston and Blanche Huddleston or tenant(s); and said property is more commonly known as 270 Wallie Road, Molena, GA 30258.
The sale will be conducted subject to (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code (2) final confirmation and audit of the status of the loan with the holder of the security deed and (3) any right of redemption or other lien not extinguished by foreclosure.
