NOTICE OF FORECLOSURE SALE UNDER POWER RICHMOND COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Charles R. Gaskins and Cynthia J. Gaskins to Mortgage Electronic Registration Systems, Inc. as nominee for Village Capital & Investment, LLC, dated August 20, 2012, and recorded in Deed Book 01358, Page 0440, Richmond County, Georgia Records, as last transferred to Village Capital & Investment, LLC by assignment recorded on June 2, 2017 in Book 1581 Page 427 in the Office of the Clerk of Superior Court of Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Seventy-Four Thousand Five Hundred Sixty-Nine and 0/100 dollars ($74,569.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on September 5, 2017, the following described property: All that land or parcel of land, with improvements thereon, situate, lying and being in the County of Richmond, State of Georgia, being known and designated as Lot 1-4, on a plat prepared by Besson & Pope, dated January 27, 1976 and recorded in the office of the Clerk of Superior Court of Richmond County, Georgia in Realty Reel 57, page 432. Reference is made to said plat for a more particular description of the metes, bounds and location of said property. Together with the Manufactured Home situated thereon which is affixed to the aforementioned real property and incorporated herein. Said Manufactured Home is identified as follows: Serial/Title Number(s): H81633GLR 770126070531006 Commonly known as: 2337 Travis Road, Augusta, GA 30906 Parcel Number: 154-0-018-05-0 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given).
