gpn11 Foreclosures STATE OF GEORGIA NOTICE OF SALE UNDER POWER COUNTY OF NEWTON A default having occurred under the terms of the Promissory Note from KRISTOPHER K. BEGGS and CANDIS N. BEGGS to NEWTON FEDERAL BANK (in the original principal sum of $20,000.00) dated May 8, 2015, secured by a Security Deed of even date therewith recorded in Deed Book 3327, pages 24-33, Newton County Records; modified by Modification Agreement - Security Deed dated November 25, 2016 and recorded in Deed Book 3508, pages 338-340, aforesaid records; and the entire indebtedness having been declared due and payable as therein provided, under the powers contained in said deed and in accordance with the terms thereof, there will be sold on the courthouse steps in said county at public outcry, during the legal hours of sale on the first Tuesday in August, 2017, to the highest bidder for cash, the following described property, to wit: All that tract or parcel of land lying and being in Land Lots 258 and 259 of the 9th Land District of Newton County, Georgia and being shown as Lot 3, Block A of Riverbend Subdivision in accordance with that Plat of Survey prepared and certified by Philip B. Windsor, Georgia R.L.S., said plat being dated January 10, 1984 and recorded at Plat Book 18, page 237, Public Records of Newton County, Georgia and said plat by reference thereto being incorporated herein and made a part hereof for a more particular description of the captioned property. This deed is given subject to all easements and restrictions of record, if any. Notice of the initiation of this proceeding has been given to the said KRISTOPHER K. BEGGS and CANDIS N. BEGGS as required by Georgia Laws 1981, p. 834 (O.C.G.A. Section 44-14-162.1 et. seq.). This property is being sold as the property of KRISTOPHER K. BEGGS and CANDIS N.
