NOTICE OF FORECLOSURE OF RIGHT TO redeem [REF. O.C.G.A., Section 48-4-5 et seq.; 48-4-45 & 48-4-46] TO: DENNIS M. & MARY E. PLOWMAN And any occupant of 30 Virginia Drive Blue Ridge, Georgia 30513 AND ALL PERSONS KNOWN AND UNKNOWN HAVING OF RECORD IN FANNIN COUNTY ANY RIGHT, TITLE INTEREST IN, OR LIEN UPON the following described property. RE: FORECLOSURE OF EQUITY OF REDEMPTION FOR TAX SALE DEED (REF. O.C.G.A. 48-4-45, 46) Take notice that: The right to redeem the following described property, to wit will expire and be forever foreclosed and barred as of 10:30 AM on the 1st day of August, 2017: All that tract or parcel of land lying and being in the 8th District, 2nd Section, of Fannin County, Georgia, and being a part of Land Lot No. 185 and being more particularly described as follows: Being a portion of Lot No. 15 and a portion of Lot No. 16, said lots being shown by plat of survey prepared by Farley-Collins & Associates, dated July 8, 1964 which is recorded in Plat Book 3, page 109, Fannin County Records, the lines of said property being as follows: Beginning at an iron pin set on the Southerly side of Longview Drive at the Northwesterly corner of Lot No. 15 as shown on said plat and running thence in a Southerly direction a distance of 221 feet to an iron pin; this being the Easterly side of Lot No. 16; thence in a Northwesterly direction, along and with the Easterly side of Lot No. 16, a distance of 180 feet to an iron pin on the Southerly side of Longview Drive; thence in a Southwesterly direction along and with Longview Drive a distance of 200 feet to the iron pin at the point of beginning. Said property is the Northerly portions of Lot Nos. 15 and 16, being an area 150 x 221 x 180 x 200 feet. Being and intended to be a part of the property conveyed to James G. Lucas by warranty deed from Michael G. Mosak, recorded on January 7, 1976 in Book 54, page 294 in the Office of the Clerk of the Superior Court for Fannin County, Georgia. Being and intended to be all of the same property conveyed to Dennis M. Plowman and wife Mary E. Plowman, by warranty deed from James G. Lucas, recorded on January 10, 1979 in Book 63, page 790 in the Office of the Clerk of the Superior Court for Fannin County, Georgia. As described in Deed Book 92, page 613. Further described as Map & Parcel 0051A091A. Tax Sale Deed dated the 7th day of June, 2016 as recorded in Deed Book 1172, Pages 431-432 on July 8, 2016. WHEREAS said property was levied upon as the property of Dennis M. Plowman & Mary E. Plowman, followed by advertisement by due and legal publication as required by law being made in The News Observer, a newspaper published in Fannin County, Georgia in which Sheriff's sales are published; and WHEREAS said Ex-Officio Sheriff did proceed to expose for sale the above described tract during the legal hours of sale in accordance with law, before the courthouse doors of Fannin County Courthouse the same being the 7th day of June, 2016, the same being the date advertised for sale; and, The right of redemption will expire and be forever foreclosed and barred on and after 10:29 AM on the 1st day of August, 2017. The tax deed to which this notice relates is dated the 7th day of June, 2016 and is recorded in the Office of the Clerk of the Superior Court of Fannin County, Georgia, in Deed Book 1172, at pages 431-432 in favor of Emily Kara Junnier.
