NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY By virtue of a Power of Sale contained in that certain Security Deed from DEBRINE D ROSIER to AMERICAN GENERAL FINANCIAL SERVICE INC. (DE), dated July 26, 2006, recorded August 1, 2006, in Deed Book 01069, Page 0238, Richmond County, Georgia Records, said Security Deed having been given to secure a Note of even date in the original principal amount of Eighty-Nine Thousand Four Hundred Ninety-Six and 50/100 dollars ($89,496.50), with interest thereon as provided for therein, said Security Deed having been last sold, assigned and transferred to Springleaf Financial Services, Inc., there will be sold at public outcry to the highest bidder for cash at the Richmond County Courthouse, within the legal hours of sale on the first Tuesday in August, 2017, all property described in said Security Deed including but not limited to the following described property: THE LAND REFERRED TO IN THIS EXHIBIT IS LOCATED IN THE COUNTY OF RICHMOND AND THE STATE OF GEORGIA IN DEED BOOK 787 AT PAGE 1561 AND DESCRIBED AS FOLLOWS: ALL THAT TRACT OR PARCEL OF LAND TOGETHER WITH ALL IMPROVEMENTS ATTACHED THERETO LYING AND BEING IN THE 86TH GMD, RICHMOND COUNTY, DESCRIBED AS LOT 8 CONTAINING 0.91 ACRES, MORE OR LESS, ACCORDING TO THAT CERTAIN PLAT OF SURVEY OF A "SUBDIVISION FOR: KERON MORRIS BLOCK "A" TAX MAP #337; PARCEL #1; 86`" GMD; RICHMOND COUNTY", PREPARED BY JOHN A. MCGILL, GRLS, SURVEY DATE JULY 26, 2001, RECORDED IN PLAT CABINET C, SLIDE 17, PLAT C, RICHMOND COUNTY LAND RECORDS. SAID PLAT OF SURVEY AND RECORD THEREOF ARE BY REFERENCE MADE A PART HEREOF FOR A MORE ACCURATE DESCRIPTION OF SAID PROPERTY. TOGETHER WITH A MANUFACTURED HONE MORE PARTICULARLY DESCRIBED AS A 2002 FLEETWOOD, 76 X 32, MODEL ANNIVERSARY 0764A, WHICH IS AFFIXED TO THE ABOVE DESCRIBED PROPERTY IN SUCH A MANNER AS TO CONSTITUTE A FIXTURE PURSUANT TO OC.GA. SS 44-1-6(A). Said legal description being controlling, however the property is more commonly known as 1121 HEPHZIBAH MCBEAN RD, HEPHZIBAH, GA 30815. The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorneys' fees (notice to collect same having been given) and all other payments provided for under the terms of the Security Deed and Note. Said property will be sold on an "as-is" basis without any representation, warranty or recourse against the above-named or the undersigned. The sale will also be subject to the following items which may affect the title: any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable); the right of redemption of any taxing authority; matters which would be disclosed by an accurate survey or by an inspection of the property; all zoning ordinances; assessments; liens; encumbrances; restrictions; covenants, and any other matters of record superior to said Security Deed.
