NOTICE OF SALE UNDER POWER GEORGIA, BURKE COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from Lucille E. Whittle to Triple A & Four K's, Inc., A Georgia Corporation, dated December 26, 2016, recorded in Deed Book 1574, Pages 1637-1640, Burke County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated December 26, 2016, in the original principal sum of Five Thousand Four Hundred Ninety Five and 00/100 ($5,495.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Burke County, Georgia within the legal hours of sale on the first Tuesday in August, 2017, the property described in said Deed to Secure Debt, to wit: All that lot or parcel of land, situate, lying, and being in the 65th G.M.D., Burke County, Georgia, containing 0.46 acres, more or less, and being known and designated as Lot 24, Block B, Section II, Hancock Mill Subdivision, as shown on a plat thereof prepared by Dykes & Associates, Reg. Land Surveyor, which plat is of record in the Office of the Superior Court Clerk for Burke County, Georgia in Plat Book 1, Page 364; reference being made to said plat for a more complete and accurate description of said property. Said property is commonly known as 1121 Hancock Mill Lane, Hephzibah, GA 30815. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes. Said property will be sold as the property of Lucille E. Whittle, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Lucille E. Whittle, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law.
