NOTICE OF SALE UNDER POWER, RICHMOND COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Christopher J. Phillips to Mortgage Electronic Registration Systems, Inc., as nominee for QUEENSBOROUGH NATIONAL BANK & TRUST COMPANY dated 2/6/2012 and recorded in Deed Book 1332 Page 1824 Richmond County, Georgia records; as last transferred to or acquired by Branch Banking and Trust Company, conveying the after-described property to secure a Note in the original principal amount of $ 61,402.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Richmond County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on August 01, 2017 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, and the City of Augusta, on the east side of Stovall Street being shown and designated as Lots 17 & 18, Block "37" on a plat thereof recorded in the office of the Clerk of the Superior Court of Richmond County, Georgia, in Realty Book 5-S, pages 394-395; reference is hereby made to said plat for a more complete and accurate description as to the exact metes, bounds, dimensions and location of said property. Said property is conveyed subject to any and all easements or restrictions shown on said plat. Said property is known as 1530 Stovall Street, Augusta, Georgia 30904. Tax Map #044-3-229-00-0 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
