GWINNETT COUNTY
By virtue of the power of sale contained in a deed to secure debt from WINSTON EARL LEE to FRANCES ANN PARKER dated September 23, 2003, recorded February 15, 2008, in Deed Book 35519, Pages 187, Gwinnett County, Georgia records, there will be offered for sale at public outcry to the highest bidder for cash before the Courthouse door of said County during the legal hours of sale on the First Tuesday in August, 2017, the following described property:
ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 7 OF THE 5TH DISTRICT OF GWINNETT COUNTY, GEORGIA AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS:
BEGINNING AT AN IRON PIN LOCATED ON THE SOUTHEASTERLY SIDE OF U.S. HIGHWAY 78 AND GEORGIA HIGHWAY 10 (A 100 FOOT RIGHT OF WAY) WHICH IRON PIN IS LOCATED A DISTANCE OF 5.0 FEET AS MEASURED ALONG THE SOUTHEASTERLY SIDE OF U.S. HIGHWAY 78 AND GEORGIA HIGHWAY 10, FROM THE INTERSECTION OF SAID HGIHWAY WITH THE NORTHEASTERLY SIDE OF CAMBRIDGE STREET (A 50 FOOT RIGHT OF WAY); RUNNING THENCE NORTH 72 DEGREES 00 MINUTES EAST A DISTANCE OF 104.81 FEET TO AN IRON PIN; RUNNING THENCE SOUTH 14 DEGREES 1O MINUTES EAST 214.71 FEET TO AN IRON PIN FOUND; RUNNING THENCE SOUTH 71 DEGREES 52 MINUTES WEST 100.98 FEET TO AN IRON PIN FOUND; RUNNING THENCE NORTH 15 DEGREES 14 MINUTES WEST A DISTANCE OF 214.75 FEET TO THE IRON PIN AT THE POINT OF BEGINNING; BEING DESCRIBED AS PER SURVEY FOR SIDNEY L. BERRY BY MICHAEL A. ROYSTON, REGISTERED LAND SURVEYOR DATED AUGUST 20, 1977.

The address of the property is 2870 West Main Street, Snellville, GA 30078.
The indebtedness secured by said deed to secure debt has been declared due and payable by reason of default under the provisions of said deed to secure debt and the terms of the note or notes secured thereby, and sale will be made for the purpose of applying the proceeds thereof toward expenses of sale, payment of indebtedness and interest thereon, and any balance remaining shall be applied as provided by law.
Notice has been given of intention to enforce provisions for collection of attorneys fees and expenses of foreclosure in accordance with legal requirements and the terms of the above note and deed to secure debt. The property will be sold subject to 1) any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), 2) any matters which might be disclosed by an accurate survey and inspection of the Property, 3) matters of record superior to the deed to secure debt first set out above.
