NOTICE OF FORECLOSURE OF RIGHT TO REDEEM TO: Def in Fi Fa J2 Developments, Inc; All persons having of record in Gwinnett County any right, title, interest in, or lien upon 4439 Hog Mountain Rd; All creditors of any of the foregoing; and ALL THE WORLD. TAKE NOTICE THAT: Pursuant to O.C.G.A. 48-4-45 and 48-4-46, the right to redeem the following described property, previously owned by tax fi. fa. defendant J2 Developments Inc. and all heirs known and unknown, to wit: All that tract or parcel of land lying and being in Duncans G.M.D. 1749 of Gwinnett County, Georgia and being more shown and designated as 9.212 acres on a plat of survey prepared for Overlook by Venable & Associates, Inc. dated May 16, 2002 and being more particularly described as follows: To find the True Point of Beginning at a point at the intersection of the centerline of Mineral Springs Road (having an 80 right-of-way) and the centerline of Hog Mountain Road (having an 80 right-of-way); run thence south 54 degrees 24 minutes 06 seconds west a distance of 222.12 feet to a 1/2 inch rebar found on the northerly right of way of Hog Mountain Road (having an 80 foot right-of-way); being the True Point of Beginning; continue thence along said right of way south 44 degrees 50 minutes 35 seconds west a distance of 528.48 feet to a point; continue thence along said right-of-way south 45 degrees 45 minutes 48 seconds west a distance of 280.11 feet to a point; continue thence along said right of way along an arc to the right with a radius of 924.93 feet, with a cord being south 48 degrees 43 minutes 30 seconds west a distance of 89.70 feet to a 1/2 inch rebar found; thence leaving said right-of-way continue north 19 degrees 16 minutes 25 seconds west a distance of 725.57 feet to a 1/2 inch rebar found; continue north 70 degrees 25 minutes 49 seconds east a distance of 212.78 feet to a 1/2 inch rebar found; continue thence north 46 degrees 05 minutes 15 seconds east a distance of 200.30 feet to a car jack found found; continue thence south 39 degrees 27 minutes 38 seconds east a distance of 209.91 feet to a 5/8 inch rebar found; continue thence north 47 degrees 25 minutes 53 seconds east a distance of 219.93 feet to a 1/2 inch rebar found; continue thence south 38 degrees 16 minutes 36 seconds east a distance of 186.11 feet to a 5/8 inch rebar found; continue thence south 49 degrees 33 minutes 04 seconds east a distance of 164.02 feet to a 1/2 inch rebar found on the northerly right-of-way of Hog Mountain Road being the True Point of Beginning. This being the same property conveyed from Lucy Ellen Bradford and Marsha F. Brogdon to D. S. Hudgens by Warranty Deed dated September 15, 1992 and recorded in Deed Book 7848, Page 123, in the Clerks Office of the Superior Court of Gwinnett County, Georgia. Less and Except: All that tract or parcel of land lying and being in Land Lot 3, of the District 3, Gwinnett County, Georgia, and being more particularly described and delineated according to a plat and survey entitled Overlook at Mulberry ParkUnit 1, recorded in the office of the Clerk of Superior Court of Gwinnett County, Georgia in Plat Book 97, Page 142, which plat is incorporated herein and made a part hereof by this reference. Property now known as 4439 Hog Mountain Rd, Tax Parcel ID R3003 115. will expire and be forever foreclosed and barred at 3:30 p.m. on or after August 1, 2017. The tax deed to which this notice relates is dated June 7, 2016 and is recorded in the office of the Clerk of the Superior Court of Gwinnett County, Georgia, in Deed Book 54389, Page 912.
