NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Thurston E. Williams to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc., dated August 16, 2005, recorded on September 21, 2005, in Deed Book 1015, Page 59, Richmond County, Georgia Records, and as last transferred to Wilmington Savings Fund Society, FSB, as Trustee of Stanwich Mortgage Loan Trust B by Assignment of Mortgage to be recorded in Richmond County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Forty Eight Thousand Six Hundred and 00/100 Dollars ($48,600.00) with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia within the legal hours of sale on Wednesday, July 5, 2017, the following described property: All that lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, fronting 100 feet, more or less, on the West side of Harrison Drive and extending back 133.38 feet, more or less on its Northern boundary and 133.10 feet, more or less on it Southern boundary to a rear width of 100 feet, more or less. Said property is bounded as follows; North by property J.T. Davis, East by Harrison Drive; South by Property J.T. Davis; and West by property of Sims. Said property is more specifically shown on a plat prepared by James E. Baldwin, R.S., dated April 28, 1952, attached to a Warranty Deed from J.T. Davis to Cecil V. Key, Jr. recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia in Realty Book 19-J, page 117; reference being made to said plat for a more complete and accurate description as to the metes, bounds and location of said property. The conveyance is made subject to a Georgia Power easement recorded in aforesaid Clerk's Office in Book 17-F, Page 572, and to any and all other restrictions and/or easements of record applicable to said property. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Wilmington Savings Fund Society, FSB, as Trustee of Stanwich Mortgage Loan Trust B, holds the Note and Security Deed to the above-referenced property. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) to final confirmation and audit of the status of the loan with the holder of the security deed.
