NOTICE OF SALE UNDER POWER, BRYAN COUNTY Pursuant to the Power of Sale contained in a Security Deed given by Shaunda R Smith and Curtis L. Smith to Bryan Bank & Trust dated 7/12/2007 and recorded in Deed Book 738 Page 440 and re-recorded at Deed Book 741 Page 102 Bryan County, Georgia records; as last transferred to or acquired by JPMorgan Chase Bank, National Association, conveying the after-described property to secure a Note in the original principal amount of $ 326,800.00, with interest at the rate specified therein, there will be sold by the undersigned at public outcry to the highest bidder for cash before the Courthouse door of Bryan County, Georgia (or such other area as designated by Order of the Superior Court of said county), within the legal hours of sale on June 06, 2017 (being the first Tuesday of said month unless said date falls on a Federal Holiday, in which case being the first Wednesday of said month), the following described property: All that certain lot, tract or parcel of land situate, lying and being known as LOT 350, RICHMOND PLACE SUBDIVISION, PHASE 8, 20th G.M. District, Bryan County, City of Richmond Hill, State of Georgia, as more particularly described on that certain Subdivision Map prepared for BLS Development, Inc. by Kern-Coleman & Co., recorded in Plat Slide 555, Pages 1 & 2, in the Office of the Clerk of the Superior Court of Bryan County, Georgia; revised in Plat Slide Book 562, Pages 8 & 9, aforesaid records, to which map reference is made for a more particular description of the property herein described. Subject, however, to all valid restrictions, easements and rights of way of record. Subject, however, to a limited home buyer's warranty, which shall constitute a covenant running with the land, which shall inure to the benefit of grantee's heirs, successors and assigns and which limits the liability of the grantor herein to the grantee and to the grantee's heirs, successors and assigns. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
