UNDER POWER
THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE.
By virtue of the power of sale contained in that certain Security Deed from Wesley A. Clay, a single man, to Mortgage Electronic Registration Systems, Inc., (MERS), as nominee for Countrywide Bank, a Division of Treasure Bank, N.A. dated August 24 2005, filed for record September 23, 2005, and recorded in Deed Book 44566, at Page 0002, Gwinnett County, Georgia Records, and last assigned to Wilmington Savings Fund Society, FSB, doing business as Christiana Trust, not in its individual capacity, but solely as trustee for BCAT 2015-14ATT, by assignment recorded on May 6, 2016, in Deed Book 54271, at Page 118, Gwinnett County, Georgia Records, said Security Deed having been given to secure a Note dated August 24 2005 in the original principal sum of TWO HUNDRED FORTY TWO THOUSAND TWO HUNDRED FIFTY and 00/100 ($242,250.00), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold before the Courthouse door at Gwinnett County, Georgia, within the legal hours of sale on July 5, 2017, the property described on Exhibit A attached hereto and incorporated herein by this reference. The debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorneys fees.
The individual or entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Selene Finance, LP, 9990 Richmond Avenue, Suite 400, Houston, TX 77042, 1-877-768-3759. Please understand that the secured creditor is not required to negotiate, amend, or modify the terms of the mortgage instrument.
Said property will be sold as-is without any representation, warranty, or recourse against the above named creditor or the undersigned, and subject to any outstanding ad valorem taxes and/or assessments, and all easements and restrictions of record, if any, having priority over this Security Deed.
To the best of the knowledge and belief of the undersigned, the owner and party in possession of the property is Wesley A. Clay, and/or tenant(s).
Wilmington Savings Fund Society, FSB, doing business as Christiana Trust, not in its individual capacity, but solely as trustee for BCAT 2015-14ATT, as Attorney-in-Fact for Wesley A. Clay, by thier Attorney-in-Fact, Selene Finance, LP.

All that tract or parcel of Land lying and being in Land Lot 203 of the 5th District of Gwinnett County, Georgia, being Lot 53, Block A, The Falls at North Cliff, Phase Four, as per plat recorded in Plat Book 82, Page 106, Gwinnett County, Georgia Records, which plat is hereby incorporated herein by this reference and made a part of this description., Being improved property.
