Notice of Sale Under Power Gwinnett County, Georgia Under and by virtue of the Power of Sale contained in that certain Security Deed given by Guerdy Claimon and Karleen Claimon AKA Karleen Denise Claimon (collectively, Grantor) to World Business Lenders, LLC, as assignee of Bank of Lake Mills, its successors and/or assigns (Lender) dated May 4, 2016 and recorded May 17, 2016 in Deed Book 54289, Page 262, Gwinnett County, Georgia official records, as affected by that certain Assignment of Security Deed dated December 7, 2016 and recorded December 15, 2016 in Deed Book 54803, Page 351, aforesaid records (the Security Deed), conveying the property described below to secure repayment of that certain Continuing Guaranty, Personal (Unlimited) dated May 4, 2016, pursuant to which Guerdy Claimon unconditionally guaranteed to Lender the punctual payment and performance of all obligations, debts, and liabilities arising under that certain Business Promissory Note and Security Agreement dated May 4, 2016, payable by Omni International, LLC and Omni Group North America, LLC (collectively, Borrower) to the order of Lender in the original principal amount of $625,000.00, together with interest thereon as set forth therein (including any amendment, extension, modification, and renewal of any debt instrument evidencing same, the Secured Indebtedness), there will be sold at public outcry to the highest bidder for cash before the Courthouse door of Gwinnett County, Georgia, within the legal hours of sale on Wednesday, July 5, 2017 (that being the day immediately following Independence Day, which falls on the first Tuesday of July, 2017) the following described property located in Gwinnett County, Georgia, together with all improvements, personalty, fixtures, easements, hereditaments, rights, members, and appurtenances located thereon and described in the Security Deed (collectively, the Property): All that tract or parcel of land lying and being in Land Lot 113 of the 7 District, of Gwinnett County, Georgia, being Lot 5 of Stonehaven at Sugarloaf, a/k/a Sever Road Tract, as per Plat thereof recorded in Plat Book 119, page 163, Gwinnett County, Georgia, records, which Plat is incorporated herein and made a part hereof by reference for a more detailed description. Commonly known as 2297 Sever Rd., Lawrenceville, Georgia 30043 The above-described Property is known as 2297 Sever Rd., Lawrenceville, Georgia 30043 according to the present system of property mapping in Gwinnett County, Georgia. The debt secured by the Security Deed has been and is hereby accelerated and declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the instruments evidencing the Secured Indebtedness and Security Deed.
