NOTICE OF FORECLOSURE SALE UNDER POWER GWINNETT COUNTY, GEORGIA THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Jean Marie LeFranc Charles to JPMorgan Chase Bank, N.A., dated May 10, 2007, and recorded in Deed Book 47887, Page 661, Gwinnett County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded October 13, 2016 in Book 54655, Page 669 in the amount of Three Hundred Eleven Thousand Six Hundred Seventy-Nine and 93/100 ($311,679.93) Gwinnett County, Georgia Records, subsequently modified by a Loan Modification Agreement recorded October 22, 2013 in Book 52599, Page 477 in the amount of Two Hundred Eighty-Eight Thousand Eight Hundred Forty-Four and 91/100 ($288,844.91) Gwinnett County, Georgia Records, as last transferred to Federal National Mortgage Association (Fannie Mae), a corporation organized and existing under the laws of the United States of America by assignment recorded on September 3, 2014 in Book 53109 Page 159 in the Office of the Clerk of Superior Court of Gwinnett County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of Two Hundred Four Thousand Two Hundred Fifty and 0/100 dollars ($204,250.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Gwinnett County, Georgia, within the legal hours of sale on July 5, 2017, the following described property: All that tract or parcel of land lying and being in Land Lot 32, of the 6th District, Gwinnett County, Georgia, and being Lot 50, Springdale, as per plat recorded in Plat Book 87, Page 256, Gwinnett County, Georgia records, which recorded plat is incorporated herein by reference for a more complete description of said property. Said property is commonly known as 3555 Spring Mesa Drive, Snellville, Georgia, according to the present system of numbering in Gwinnett County, Georgia. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
