NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY By virtue of Power of Sale contained in a certain Deed to Secure Debt from EUNICE E. INGRAM hereinafter Grantor, to THE WYNNARD GROUP, LLC, Grantee, dated December 22, 2015, recorded in Deed Book 01513: Page 1279, Richmond County Records (the "Security Deed"); there will be sold by the undersigned at a public outcry to the highest bidder for cash before the Courthouse door in said county, within the legal hours of sale on June 6, 2017, the following described property: All that tract, lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as 0.29 Ac., more or less, Sanders Road as shown and depicted on a plat of H. Lawson Graham and Assoc., Inc., H. Lawson Graham, R.L.S., dated August 9, 2004, revised August 16, 2004, recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Plat Cabinet C., Slide 118, Plat G and filed in Plat Book 1, page 512; reference being hereby made to said plat for a more complete and accurate description as to the metes, courses, bounds, distances, dimensions and location of said property. ALSO all that tract, lot or parcel of land with improvements thereon, situate, lying and being in the State of Georgia, County of Richmond, being known and designated as 0.50 Ac., more or less, Sanders Road as shown and depicted on a plat by H. Lawson Graham and Assoc., Inc., H. Lawson Graham, R.L.S., dated August 9, 2004, revised August 16, 2004 recorded in the Office of the Clerk of the Superior Court of Richmond County, Georgia, in Plat Cabinet C, Slide 118, Plat G and filed in Plat Book 1, page 512; reference being hereby made to said plat for a more complete and accurate description as the metes, courses, bounds, distances, dimensions and location of said property. Tax Map and Parcel: 098-3-213-00-0 & 098-3-214-00-0 together with all fixtures and personal property attached to and constituting a part of said property, if any. Said property is known as 2102 and 2104 SANDERS ROAD, AUGUSTA, GA 30906 Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, whether or not now due and payable), the right of redemption of any taxing authority, and assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. The proceeds of said sale will be applied to the payment of said indebtedness and all expenses of sale as provided in said Security Deed, and the balance, if any, will be distributed as provided by law. The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code and (2) final confirmation and audit of the status of the loan with the secured creditor. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, nonpayment of the monthly installments on said loan, and in the manner described in the Note and Security Deed. THE WYNNARD GROUP, LLC, is the secured creditor under the security deed or deed to secure debt and loan being foreclosed. The following entity shall have full authority to negotiate, amend, and modify all terms of the above-described security deed and associated notes on behalf of the secured creditor: McLEOD & MURDOCK, Attorneys at Law, 4420 Evans to Locks Road, Evans, GA 30809, Telephone No., 706-210-8040. However, please note that such individual or entity is not required to negotiate, amend, or modify the terms of the Security Deed. To the best of the knowledge and belief of the undersigned, the party in possession of the property is EUNICE E. INGRAM, or persons claiming under her. Said Property will be sold and deed executed by the undersigned to the purchaser and the proceeds of sale applied by the undersigned, all as provided in said power of sale and the Security Deed containing said power.
