STATE OF GEORGIA COUNTY OF RICHMOND NOTICE OF SALE UNDER POWER THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. By virtue of the power of sale contained in that certain Security Deed from Charmaine S. Thompson, A Single Woman, to Mortgage Electronic Registration Systems, Inc., ("MERS"), acting solely as Nominee for Augusta Home Lending Group, dated September 29, filed for record October 12, 2006, and recorded in Deed Book 1083, at Page 773, Richmond County, Georgia Records, last assigned to CP-SRMOF II 2012-A Trust, U.S. Bank Trust National Association, not in its individual capacity but solely as Trustee, by Assignment of Mortgage dated August 26, 2013, and recorded in Deed Book 1413, at Page 171, Richmond County, Georgia Records on the 25th day of September, 2013, said Security Deed having been given to secure a Note dated September 29, in the original principal sum of FIFTY SEVEN THOUSAND ONE HUNDRED THREE AND 00/100 DOLLARS ($57,103.00), with interest from date at the rate stated in said Note on the unpaid balance until paid, there will be sold before the Courthouse door at Richmond County, Georgia, within the legal hours of sale on the first Tuesday in April, 2017, the property described on Exhibit "A" attached hereto and incorporated herein by this reference. The debt has been and is hereby declared due because of, among other possible events of default, non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including attorney's fees. The individual or entity that has full authority to negotiate, amend, and modify all terms of the mortgage with the debtor is: Selene Finance, LP, 9990 Richmond Avenue, Suite 400, Houston, TX 77042, 1-877-768-3759. Please understand that the secured creditor is not required to negotiate, amend, or modify the terms of the mortgage instrument. Said property will be sold "as-is" without any representation, warranty, or recourse against the above named creditor or the undersigned, and subject to any outstanding ad valorem taxes and/or assessments, and all easements and restrictions of record, if any, having priority over this Security Deed.
