NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from Michael D. Powell to Rascal Enterprises, Inc., A Georgia Corporation, dated November 29, 2005, recorded in Deed Book 1034, Pages 2270-2273, Richmond County, Georgia records, which was subsequently assumed by Adam Blackstone in a Quit-Claim Deed recorded in Book 1458, Page 1778. Security Deed was also last transferred to Otis F. Askin in an Assignment recorded in Book 1322, page 1264. Said Deed to Secure Debt having been given to secure a note dated November 29, 2005, in the original principal sum of Fifteen Thousand and 00/100 ($15,000.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in April, 2017, the property described in said Deed to Secure Debt, to wit: All that lot or parcel of land, situate, lying, and being in the 124th G.M.D., Richmond County, Georgia, containing 1.21 acres, more or less, and being known and designated as Lot 42, Block A, Section I, Kristin Landing Subdivision, as shown on a plat thereof prepared by Robert L. Herrington, Jr., Reg. Land Surveyor, which plat is of record in the Office of the Superior Court Clerk for Richmond County, Georgia in Plat Reel 281, Pages 2363-2374; reference being made to said plat for a more complete and accurate description of said property. Said property is commonly known as 1580 Keron Way, Hephzibah, Georgia 30815. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes. Said property will be sold as the property of Adam Blackstone, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Adam Blackstone, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law. Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes. This 28th day of February, 2017.
