NOTICE OF SALE UNDER POWER GEORGIA, RICHMOND COUNTY Under and by virtue of the power of sale contained in a Deed to Secure Debt from Robert Lee Blandeburg to Rascal Enterprises, Inc., A Georgia Corporation, dated February 25, 2013, recorded in Deed Book 1394, Pages 473-476, Richmond County, Georgia records. Said Deed to Secure Debt having been given to secure a note dated February 25, 2013 in the original principal sum of Eighteen Thousand Nine Hundred Ninety Five and 00/100 ($18,995.00) Dollars with interest from date at the rate stated in said note on the unpaid balance until paid, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Richmond County, Georgia within the legal hours of sale on the first Tuesday in April, 2017, the property described in said Deed to Secure Debt, to wit: All that parcel of land, with all improvements thereon, situate, lying, and being in the 86th G.M.D., Richmond County, Georgia, containing 1.63 acres, more or less, and being known and designated as Lot 16, as shown on a plat thereof prepared for Otis F. Askin by Southern Partners, Inc., Reg. Land Surveyor, which plat is of record in the Office of the Superior Court Clerk for Richmond County, Georgia in Plat Reel 596, Pages 1103-1108; reference being made to said plat for a more complete and accurate description of said property. Said property is commonly known as 3967 Old Waynesboro Road, Hephzibah, Georgia 30815. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of, among other possible events of default, the non-payment of the monthly installments on said loan. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, including legal fees. This sale will be held subject to all unpaid taxes, assessments, and restrictions of record, if any, transfer tax and all state and county taxes. Said property will be sold as the property of Robert Lee Blandeburg, the property to the best information, knowledge, and belief of the undersigned, being presently in the possession of Robert Lee Blandeburg, and the proceeds of said sale will be applied to the payment of said indebtedness and all the expenses of said sale, including attorney's fees, all as provided in said deed, and the balance, if any, will be distributed as provided by law. Terms of the sale are to be cash, purchaser paying for papers, revenue stamps, and all state and county taxes. This 28th day of February, 2017.
