NOTICE OF SALE UNDER POWER Under and by virtue of the Power of Sale contained in a Security Deed from Irvin B. Deroche, Jr. to Mortgage Electronic Registration Systems, Inc., as nominee for Planet Home Lending, LLC, its successors and assigns, dated December 16, 2014, and recorded on January 20, 2015, in Book 1469, Page 2085, of the Augusta - Richmond County, Georgia Records; as last assigned to PLANET HOME LENDING, LLC (Secured Creditor); conveying the after-described property to secure a Note in the original principal amount of $211,433.22 with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Richmond County, Georgia, within the legal hours of sale on the first TUESDAY in APRIL, 2017, the following described property: All that lot or parcel of land with all improvements thereon, situate, lying and being in Richmond County, State of Georgia, being shown and designated as Lot 17, Block C, Section Three, Manchester Subdivision on a plat prepared by Southern Partners, Inc. dated August 7, 2008 and recorded in the Office of the Clerk of Superior Court of Richmond County, Georgia in Plat Book 4, Page 289. Reference is hereby made to said plat for a more complete and accurate description as to the metes, bounds, courses, distances and location of said property. Said property is conveyed subject to Protective Covenants recorded in said Clerk's Office in Deed Book 1077, Page 2530; Book 1103, Page 382; Book 1142, Page 1051 and Book 1195, Page 572 and as amended and also subject to any and all easements, reservations and restrictions of record.
