Under and by virtue of the Power of Sale contained in a Security Deed given by Gregory H. Edwards and Michelle Annette Edwards a/k/a Michelle A. Edwards to Green Tree Financial Servicing Corporation, dated September 23, 1999, recorded in Deed Book 170, Page 192, Long County, Georgia Records, as last transferred to U.S. Bank, N.A. as trustee for Manufactured Housing Contract Senior/Subordinate Pass-Through Certificate Trust 1999-6 by assignment recorded in Deed Book 458, Page 1769, Long County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of SIXTY-FOUR THOUSAND EIGHT HUNDRED THREE AND 59/100 DOLLARS ($64,803.59), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Long County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in April, 2017, the following described property. All that certain lot, tract or parcel of land situate, lying and being in the 1672nd G.M. District, Long County, Georgia, containing 2.00 acres, as shown on a plat prepared for Gregory H. Edwards and Michelle Annette Edwards by Princeton P. Pirkle, Jr., Surveyor, dated September 11, 1995, and revised September 22, 1999, recorded in Plate Book 14, Page 45, Long County Records, being described as shown on said plat as follows: The TRUE POINT AND PLACE OF BEGINNING being the Northeastern corner of said tract, thence run South 27 degrees 41 minutes 25 seconds West a distance of 270.40 feet to a point; thence North 62 degrees 28 minutes 24 seconds West a distance of 376.55 feet to a point; thence North 27 degrees 41 minutes 25 seconds East a distance of 192.34 feet to a point; thence South 74 degrees 10 minutes 42 seconds East a distance of 384.77 feet to THE TRUE POINT AND PLACE OF BEGINNING, being bound Northerly by lands now or formerly of William S. Cooper and Herman C. Cooper; Easterly by the 80-foot right-of-way of County Road #65; Southerly by lands now or formerly of Reggie Rowe and by lands now or formerly of Maggie Cooper Estate; and Westerly by lands now or formerly of Maggie Cooper Estate. The above-referenced plat and the description thereon are by reference incorporated herein. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
