gpn14 HS Foreclosures NOTICE OF SALE UNDER POWER GEORGIA, LIBERTY COUNTY THIS LAW FIRM IS ACTING AS A DEBT COLLECTOR ATTEMPTING TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by LYNNETTE K. MIDDLETON to THE COASTAL BANK dated April 9, 2014, recorded in Deed Book 1817, Page 382, Liberty County, Georgia Records, conveying the after-described property to secure a Note in the total amount of Forty-One Thousand Seven Hundred Forty Dollars and 21/100 ($41,740.21) with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Liberty County, Georgia, within the legal hours of sale on the first Tuesday in April, 2017, the following described property: All that certain lot, tract or parcel of land situate, lying and being in the 1756th G.M. District of Liberty County, Georgia, containing one (1.00) acre, more or less, and being bounded as follows: On the North by lands of Reuben Wells; on the South by lands of Reuben Wells; and on the West by lands of Reuben Wells. Said bargained property is more fully described on that certain plat of survey drawn by Earl F. Floyd (Georgia Registered Surveyor No. 1349) on May 3, 1984; such plat being recorded in Plat Book 22, Page 74, Liberty County records, and being incorporated herein by reference thereto. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in said Security Deed and by law, including attorneys fees (notice of intent to collect attorneys fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
