gpn14 HS Foreclosures NOTICE OF SALE UNDER POWER GEORGIA, LIBERTY COUNTY THIS IS AN ATTEMPT TO COLLECT A DEBT. ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE. Under and by virtue of the Power of Sale contained in a Security Deed given by Arder May Chong to Mortgage Electronic Registration Systems Inc. as Nominee for USAA Federal Savings Bank, dated 8/3/2005, recorded in Deed Book 1326, Page 72, Liberty County, Georgia records, as last transferred to Ocwen Loan Servicing, LLC by assignment recorded or to be recorded in the Liberty County, Georgia records conveying the after-described property to secure a Note in the original principal amount of One Hundred Forty Thousand and 00/100 DOLLARS ($140,000.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash at the usual place for conducting Sheriff's sales in Liberty County, Georgia, within the legal hours of sale on the first Tuesday in April 2017, the following described property: ALL that certain lot, tract or parcel of land situate, lying and being in the 1458th G.M. District of Liberty County, and being in the City of Hinesville, being known and designated as Lot No. 102, Lexington Subdivision, Phase I, as shown and represented on that certain plat of survey made and prepared by Joe P. Davis, Georgia Registered Land Surveyor No. 1436, bearing a survey date of October 17, 2004, and a plat date of November 18, 2004, and recorded in the Office of the Clerk of Superior Court of Liberty County, Georgia in Plat Book N-60, Page 2-D, and as further shown and represented on that certain map or plat of Lexington Subdivision, Phase 1 dated January 6, 2004 and recorded in Plat Book N-34, Page 4c, aforesaid records, said plat by specific reference are made a part hereof for descriptive and all other purposes. This being the same property as conveyed by Armin K. Ogden and Marilee D. Ogden to Amy Nostrant by Warranty Deed dated June 1, 2005 and recorded in Deed Book 1315, Page 180, aforesaid records, and the same property as conveyed by Dryden Enterprises, Inc. to Armin K. Ogden and Marilee D. Ogden by Warranty Deed dates November 22, 2004 and recorded in Deed Book 1280, Page 488, aforesaid records. The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in Security Deed and by law, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
