CLASS:0970 GB2-62858 McGee 17-063829 STATE OF GEORGIA COUNTY OF HARALSON NOTICE OF SALE UNDER POWER Because of a default under the terms of the Security Deed executed by Larry McGee and Susan McGee to Mortgage Electronic Registration Systems, Inc., as nominee for CitiMortgage, Inc., its successors and assigns dated August 30, 2007, and recorded in Deed Book 920, Page 115, Haralson County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Nationstar Mortgage LLC, securing a Note in the original principal amount of $69,900.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, April 4, 2017, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit: All that tract or parcel of land lying and being in Land Lot No. 977 of the 20th District and 3rd Section of Haralson County, Georgia, and being more particularly described as follows, to wit: To find the point of beginning, begin at the common corner of Land Lot Nos. 976, 977, 1022, and 1023, said District and Section; thence from said point, run North 01 degree 51 minutes 31 seconds West a distance of 745.07 feet; thence run North 86 degrees 11 minutes 43 seconds East a distance of 471.32 feet to a point located on the Eastern right of way of Old Mountain View Road; thence run along the eastern right of way line of Old Mountain View Road, North 15 degrees 01 minutes 04 seconds West a distance of 86.59 feet to the point of beginning; thence from said point of beginning, leaving the eastern right of way line of Old Mountain View Road, run North 82 degrees 09 minutes 54 seconds East a distance of 166.04 feet to a point located on the western right of way line of Mountain View Road (said road having an 80 foot right of way); thence run along the western right of way line of Mountain View Road, South 00 degrees 56 minutes 39 seconds East a distance of 318.49 feet; thence leaving the western right of way line of Mountain View Road, run North 89 degrees 47 minutes 19 seconds West a distance of 161.65 feet to a point located on the eastern right of way line of Old Mountain View Road; thence run the following courses and distances along the eastern right of way line of Old Mountain View Road, North 16 degrees 09 minutes 12 seconds East 98.72 feet, North 02 degrees 06 minutes 28 seconds West 78.70 feet, North 15 degrees 01 minute 10 seconds West 39.46 feet, and North 15 degrees 01 minute 04 seconds West 86.59 feet to the point of beginning. The above-described tract of land containing 1.02 acres, more or less, and having a frame resident situated thereon. The above description is made in accordance with a plat prepared for T & E Properties, Inc., by Elbert H. Angel, Georgia Registered Land Surveyor, No. 1742, dated March 27, 2003, a copy of which plat is of record in Plat Book 33, Page 115 in the Office of the Clerk of the SUperior Court of Haralson County, Georgia and which plat is by leave of reference incorporated into and made a part of this description. Said property is known as 118 Mountain View Road, Buchanan, GA 30113, together with all fixtures and personal property attached to and constituting a part of said property, if any.
